This October, our Robin turns pink. 💗🎀 For those who may not know the story behind Robin Bird Realty, my brokerage is named after my mother, Robin, whom I lost to breast cancer in 2013. My mother was my backbone and one of my biggest supporters. She raised me, believed in me, encouraged me and was always there for me. When I got into real estate in 2003 as a loan officer, she was right there supporting me. The funny thing is, she was actually the one who encouraged me to get into real estate. At the time, I was on the path to becoming a sportscaster. 😂🏈🏀🥊🏒⚾️⚽️🎱🎾 But that’s a story for another day. Once I got into the business, she told any and everyone she knew about what I was doing. She helped me promote myself, encouraged people to work with me and was always proud to tell people what her daughter was doing. But my mother’s support was about so much more than my career. She was my mother, my foundation and a big part of who I am today. So when I eventually started my own brokerage, naming it Robin Bird Realty was very intentional. I wanted my mother’s name and legacy to live on through something I was building. The red robin in our logo was intentional too. To me, the robin represents hope, renewal, new beginnings, good fortune and remembrance. There is also a comforting tradition that when a robin appears, a loved one is near. That has always had a special meaning for me. So for Breast Cancer Awareness Month, our red robin is turning pink. 💗 This is in memory of my mother and in honor of everyone whose life has been touched by breast cancer. Those currently fighting. The survivors. Those we remember. And the families and friends who have been right there beside them. And ladies, please take care of yourselves. Know your risk, stay on top of your recommended breast screenings and mammograms, and encourage the women you love to do the same. Robin Bird Realty has always been more than just a name to me. Could Hollywood Beach be entering a new era of redevelopment? On October 7, the Hollywood City Commission voted 5–2 to approve new beachfront development regulations, establishing the Hollywood Beach Overlay District. The changes introduce six designated development precincts, revised building height allowances, and additional hotel and residential development opportunities for qualifying properties. In certain areas, building heights could reach up to 490 feet through qualifying incentives. What does this mean for commercial real estate? Potential opportunities for hotel redevelopment, property assemblages, residential development, and repositioning existing assets. However, zoning eligibility, infrastructure, construction costs, and project feasibility will remain important considerations. Five properties. One portfolio. And a strategy that changed the outcome. This corporate owned multifamily portfolio included five properties in Liberty City and Allapattah. The properties were acquired and held as investments before the decision was made to sell. Early on, we received an offer of approximately $2 million for the entire portfolio. After reviewing the value of each property individually, I advised against selling them together. The numbers showed there was more value in selling the properties separately. That became the strategy. Over the last two years, four of the five properties have sold for approximately $2.75 million combined. That has already exceeded the initial offer for the entire portfolio, and there is still one fourplex remaining for sale. The market has shifted during that time, so we’ve had to adjust pricing and strategy along the way. That’s part of the process. Commercial real estate isn’t always about getting everything sold at once. Sometimes it’s about knowing when to adjust, how to position each asset, and having the patience to execute the strategy. Throwback to last week in Marco Island @jwmarcoisland for our annual leadership retreat. It was a little bittersweet to me as this is my last year in the @miami_commercial board. 7 years in and this year my journey on the board is complete. I relaxed 😎, I worked , and I got the chance to see all of the boards in action as they plan out their 2027 initiatives and goals. Next year I will serve as a RPAC Trustee and a Director on the Miami Division Board (a secondary corporate board).
