The house that was covered in actual shit is finally complete 🤣

This one has been a lot of fun! The budget was tight to say the least, which meant I’ve had to step in and do the trades’ heads in 🤣 but I’ve loved every minute of it.

Every project teaches you something new and this one has definitely been the path of most resistance!

But before I’d even seen it, I knew this one was going to be a belter.

The key to BRRR is to get in, get on and get out… and I think we nailed it!

Purchase: £65,000
Refurb: £25,680
Total: £90,680
Valuation: £125,000 🥳

11 weeks, £680 over budget and £60k added to the value.

Don’t buy houses without viewing them!

Well… that’s mostly true 🤣

But what’s more dangerous is buying houses without knowing your numbers.

And when you REALLY know your numbers, the risk of buying a house you haven’t viewed decreases hugely.

Now, I’m not telling everyone to start putting offers in willy nilly 😂

What I’m saying issss… learn how to stack a deal. Learn what can make or break a deal. Know your costs, your margins and what happens if things don’t go to plan.

Because hidden surprises WILL happen, whether you’ve viewed the house or not.

The aim isn’t to buy houses blindly. It’s to know your numbers well enough to make informed decisions.

Week 7 & 8… because apparently I’m terrible at keeping up with content 🤣🤣

Upstairs is pretty much boxed off, just a few skirting boards and doors left to gloss, then the window sills can go on.

I’ve painted pretty much the whole of downstairs which, as you can see, I’m pretty proud of. 🤣

And we have a downstairs toilet! Which should hopefully help bump up that end valuation.

The garden is finally coming together, and Wednesday this week the entrance should be complete.

Then somebody, i.e. me, is apparently going to have a go at the front garden.

Two weeks to go. £22,600 spent, £2,400 left. The bank balance is low… but spirits are still high. 🤣 by @tamsindoesproperty

Week 6 and we are full steam ahead…

The full house has been plastered now and these gorgeous worktops have been fitted.

The bathroom is almost complete too. I went for a slightly darker tile this time—what do you think?

The doors are going in and, as some of you may have seen, I am now the painter 😂

Now I’m not going to lie, this has been harder than I expected. But with a few tips from the professionals of Instagram, I actually think I’m getting better.

Plus, with only £4,800 left in the budget, I didn’t really have a choice 😂

The membrane is down outside, but now I’m just trying to find some free shit for the garden…

6 fucking weeks 🫠🫠🫠

And this is what nobody tells you about property. You can do absolutely everything right and still end up in absolutely shafted because somebody else hasn’t done their job.

I bought a property using bridging finance, completed the renovation and arranged the refinance.

But the refinance can’t complete until the property is registered in my name.

The Land Registry application has already been expedited, so this isn’t a normal Land Registry delay.

They’ve looked at the application and raised a query for the seller’s solicitor which, from what I’ve been told, relates to identification that wasn’t obtained when I bought the property.

My solicitor chased them for over 6 weeks without getting a meaningful response.

Meanwhile, my bridge is costing me an additional £600 every month, the bridge term is coming to an end and tens of thousands of pounds are trapped in the property.

Not because I bought a bad deal.

Not because I overspent on the renovation.

Not because the lender refused the refinance.

Because I’m waiting for a solicitor I didn’t even instruct to answer a Land Registry query.

So eventually, out of pure desperation, I found her on LinkedIn and sent her a completely polite message explaining how serious the situation had become.

She read it…

Blocked me…

And then immediately contacted my solicitor to say she was working on it 😂

So did the LinkedIn message work?

Apparently, yes. Shy bairns get nowt, as we say in the North 😉 by @tamsindoesproperty

How not to spray paint…..

So I’ve been a bit MIA 🫠

I went away for a week, was having a lovely time wanted a little break… until I found out someone had broken into my house while I was away.

I came home to police, a shitstorm and about a million things I needed to sort but instead of sitting around feeling sorry for myself, I decided to spray the shit house to move it along…

Have I ever used a paint sprayer before? No.

Did that stop me? Obviously not.

We don’t do victim mentality around here.

Now, in my defence… it actually went pretty well ☺️ by @tamsindoesproperty

I’m a frugal queen 🤣🤣 honestly, I could have gone on and on with examples for this 👑

It’s easy to think saving £10 here or £50 there doesn’t matter across a full refurb, but when you do it with handles, tile trim, paint, kitchens, worktops and everything else, it adds up to thousands.

The few examples in this reel saved me over £2,000, plus the appliances.

It’s not about buying cheap or cutting corners. It’s just shopping around and not paying more for the exact same thing.

And when you’re refinancing, recycling your money and trying to go again, every £1,000 you don’t unnecessarily leave tied up in that house matters.
