MODA54 is an edit of African and Black-owned fashion and beauty brands, curated out of London and shipped worldwide.

The names on there are not filler. Rendoll, out of Lagos, has run in British Vogue and Harper's Bazaar. Hertunba builds architectural pieces from traditional aso-oke with local women artisans. Winara, two sisters in Accra, is only available in the UK through her.

But the line that stayed with me wasn't about the clothes. She partners with grassroots organisations in the regions she wholesales from so when MODA54 grows, the communities behind the brands grow with it. That's a harder business to build. It's also the only kind worth building.

At T&S we work with founders at the point where the vision is clear but the structure isn't yet. Positioning, operations, the right rooms. The work that decides whether a good idea survives contact with scale.

A Federal High Court in Lagos has placed a Victoria Island property under an interim receivership. ⚖️🏢

The suit was filed by Dr (Mrs) Maryam Sani Abacha against Levitikal Realties & Construction Limited, over a joint venture to redevelop 68 Molade Okoya Thomas Street.

What was reported:
📌 On September 29, 2026, the court issued an interim order restraining the developer from selling, transferring or mortgaging the property
📌 The Deputy Chief Registrar of the court was appointed to take possession and control of it
📌 The court allowed the order to be published so prospective buyers and lenders are aware
📌 The matter returns to court on November 9, 2026

The order is interim. The court has not decided ownership or the allegations, and Levitikal has not been found liable for anything.

But the lessons for every Lagos property buyer are already clear. Swipe to see them. 👉

1️⃣ A property standing in Victoria Island does not automatically mean your investment is safe.
2️⃣ A completed building is not proof of no court case.
3️⃣ Do not let urgency replace due diligence.

A famous developer is not due diligence. Investigate the specific property you want to buy before you pay.

Nigeria’s real estate market does not have a shortage of buyers. It has a shortage of certainty.

The problem is particularly visible among Nigerians living abroad. The World Bank estimates that Nigeria received about $20.9 billion in remittances in 2024, making it one of the largest recipients in sub-Saharan Africa. A significant share of diaspora wealth is invested in property, but distance makes verification more difficult.

A prospective buyer in London, Houston or Johannesburg may be asked to commit substantial funds to a development that they cannot inspect regularly and whose documentation or delivery claims they may struggle to verify independently.
