Settlement Day! Another Veteran, Another Home! 🎉

Today’s closing is a great reminder of two things: VA loans can absolutely compete in a competitive housing market, and great teamwork knows no state lines!

A $500,000 house isn’t always a $500,000 house when it comes to your monthly payment. 🏡

Here’s a real example I use with my clients:

$500,000 purchase price
$7,000/year in real estate taxes

vs.

$500,000 purchase price
$11,000/year in real estate taxes

That $4,000 difference in annual taxes = roughly $333 more per month.

That matters.

When I’m working through a pre-approval, establishing a comfortable purchase price is step one. But we don’t stop there.

We also have a meaningful conversation about real estate taxes and how much they can vary from one property or community to another because I never want a client assuming that every home at the same purchase price will have the same monthly payment.

A good pre-approval shouldn’t just tell you how much house you can buy.

It should help you understand what that house will actually cost you each month. 🏡🔑

Do I want interest rates to come down? Absolutely.
Do I think you should put your goals on hold waiting for some magical number to appear? Not necessarily.

After 20+ years in mortgages, I’ve learned one thing for certain: none of us can perfectly time the market.

That’s exactly why my strategy with clients isn’t to pre-approve you to the absolute edge of what you can afford.

We build in breathing room.

We talk about the payment you’re actually comfortable with, not simply the maximum payment you can technically qualify for. We account for a market that moves. We talk through different scenarios. And we make sure the numbers still make sense for your life.

Because the goal isn’t just getting you approved for a mortgage.

It’s helping you confidently buy a home without feeling like your budget is held hostage every time the market moves.

Don’t wait for perfect.

Get educated. Know your numbers. Have a strategy. Then decide when the time is right for YOU. 🏡

Best friends brothers get the VIP treatment too! (truth is all our clients do 💕) Abbie is PHG agent @k8mccann 's bestie, so when her brother Ryan and his wife Shelby were looking for new digs, they of course knew who to call. They loved the neighborhood they were living in but wanted a bit more space. So they headed out with Kate , got approved with lender @taramgore to find a place that ticked the boxes. It didn't take long before they found a light filled, incredible place, made the offer, and boom it was theirs! Congrats to my clients and former neighbors on the purchase of the beautiful Queen Village home! I’m so happy we were able to find them the perfect space in the neighborhood where they were already renting. This 4 bedroom home with 2 outdoor spaces, a finished basement and loads of charm checks all the boxes. Wishing them many years of happiness on 6th St! It was such a joy to help them through such a meaningful process to plant roots in the neighborhood they love. Congratulations to these first time homebuyers on the purchase of their gorgeous Bella Vista condo! When we set out to search for a home, Danielle and Roman knew they wanted parking, outdoor space, and walkability. 🏡 Want to know if you’re really ready for a mortgage payment? Practice it first.

If you’re currently renting, take your rent payment and compare it to what your anticipated mortgage payment may be. Then start saving the difference every month.

For example:
If your rent is $1,500 and your anticipated mortgage payment is $2,500, practice putting that extra $1000 into savings every month.

You’ll accomplish two things at once:
✔️ Find out whether that monthly payment actually feels comfortable
✔️ Build additional savings while you’re doing it

And if you’re living at home and don’t currently have a housing payment, this can be an even better exercise to help you figure out what monthly budget feels realistic before you buy.

But don’t practice with a made-up number. Your actual mortgage payment depends on more than just the price of the home.
