Not all easements are bad, but you definitely want to understand them before purchasing a property.

Ask:
šŸ” What part of the property is affected?
šŸ“„ Who has the easement?
šŸ”‘ What rights do they have?
🚧 What can you build or change?
šŸ’° Could it impact future resale?

Knowledge before closing = fewer surprises later.

Your crew is waiting. The client needs an answer. And the drawings don’t show the detail.
So you figure it out on-site—because the project still has to move forward.

But those ā€œsmall decisionsā€ take hours you never included in your price: hours you could spend running your company, meeting new clients or developing the next project.

A complete design package doesn’t just help construction. It gives the builder back the time they were never paid to lose.

Moving one bearing wall can affect the structure, electrical plan, mechanical system, plumbing, cabinetry, ceiling and permit drawings.

In construction, the size of a change is not measured in inches. It’s measured by how many other decisions it touches.

Sometimes walking away doesn’t mean giving up.

It means realizing that more effort is not always the solution. Drainage needs the correct elevations, a clear path and somewhere safe for the water to go.

Relationships aren’t so different. When the direction is right, you don’t have to carry the entire thing alone.

You drive by a property and immediately imagine the building, the landscaping, the outdoor patio…
Then the survey arrives.

There is an easement through one side, a large setback on the other, drainage crossing the back, and the building area left in the middle is approximately the size of your patience.

A property can be beautiful, well located and reasonably priced—and still be completely wrong for what you want to build.

So yes, attraction matters.
But before you become emotionally attached, check availability.

A utility easement does not necessarily mean you lose that portion of your property.

You still own the land — but someone else has specific legal rights to use or access that area for utilities.

So what can you actually do with it?

🌿 Landscaping? Potentially — as long as it doesn't interfere with utility facilities or required access.

🚧 Fence? Sometimes. Certain fences may be permitted, but the utility must retain access and may have the right to remove an obstruction when necessary.

šŸš— Driveway or paving? Potentially, depending on the type of easement, utilities involved and applicable approvals.

šŸ  Building, pool, permanent structure? This is where you need to be very careful. Permanent improvements that obstruct the easement generally should not be assumed to be allowed.

Before designing around one, I check:
• the survey and recorded plat
• the easement type and dimensions
• the actual easement document
• which utility holds rights to it
• what improvements are proposed
• whether utility/city approval is required

That little dashed line on your survey can have a very real impact on how you design your property.

Getting the building permit feels like a finish line.

On site, it’s actually the starting line.

Before you see walls, windows, finishes—or anything that resembles the rendering—there is an entire stage of construction happening at and below ground level.

The building has to be positioned correctly. Elevations have to work. Utilities need their routes. Water needs somewhere to go. The foundation needs proper preparation. And all of it has to coordinate with what already exists on the site.

A few inches in the wrong direction or elevation here can become a much bigger problem later.

This is the part of construction that eventually disappears.

But everything you see above ground will depend on how well this ā€œwork in the dirtā€ was planned and executed.

Knowing your job is important.
Knowing what is NOT your job might be even more important.

A construction project brings together designers, engineers, contractors, surveyors, trades, inspectors and many other professionals — each responsible for a different piece of the puzzle.

My job is to design it, coordinate it, anticipate problems and make sure the idea can actually become a building.

Operating the excavator?
I’ll leave that to someone who knows which lever does what.

Knowing your limits is also part of being a professional.

A well-designed drainage system ensures that water from the property is properly collected and directed away from the building toward an appropriate discharge point or main drainage system.

Underneath, there is an entire network of inlets and collectors, pipes, fittings, connections and cleanouts working together to move stormwater through the site.

And this system has its own geometry: pipe sizes, slopes, angles, elevations and connection points all have to work together.

A poorly designed or improperly installed drainage system can contribute to standing water, insufficient flow, sediment buildup, blockages and—in some systems—backflow.

Soon, all of this will be buried. The drainage system will disappear. The water still has to know exactly where to go.

One thing I’ve learned in design:
Water has absolutely no respect for property boundaries.

When a property is developed, renovated, regraded, or additional impervious area is added, the way stormwater moves across the site can change.

And if that water starts concentrating toward the neighboring property? You may suddenly have a much bigger conversation than expected.

This is why drainage should be considered before construction, not after the neighbor knocks on your door.

We look at:
• existing and proposed grades
• high and low points
• direction of surface runoff
• swales and drainage paths
• area drains / storm systems when needed
• where the water ultimately discharges
