One of these guys bought a house. The other one helped him. They both drank Revs at prom. Stay thirsty, my friends. by @tchandh

Happy Birthday to my first born. My best friend since Day 1. Randy leaves an impression, there's no doubt about that. He has the best and truest heart of anyone I have ever met. He would give you the shirt off his back, and then completely forget it was ever his shirt to begin with. He loves his family and friends, and if you're fortunate enough to be amongst those, he thinks you're amazing and can do no wrong. He sees only the best in people, despite my attempts to convince him otherwise. Randy is kind and silly, and only ever wants to make sure "you good?" He is a loving big brother to Shay. He is the bravest kid I know. Sometimes he drives me nuts, but in the best possible way. We love you Randy, and we're so proud of you. Thanks for making me a Dad! ❤️ #15 by @tchandh

I have to be careful what I say here.

For years, deals were pretty easy. Once the offer was accepted, it was smooth sailing 90% of the time because the Buyers were under so much pressure. They didn't dare risk the deal for anything.

I think the industry got a bit complacent.

The market has changed. It's more balanced. And deals now have a bit more friction. But too often it's because of issues that could have been prevented. You'd be shocked how often I'm having to chase after documentation, deal with missed timelines, work through inspection items that should have been dealt with before, etc. And then there's navigating the overpriced listings; the underpriced listings.

The good news is that the instagram reels look incredible these days, and I look sharp in a suit.

I can also help with the above if you're looking to make a move this fall/winter. by @tchandh
