Most homes don’t succeed or struggle because of what happens after they hit the market.

The outcome is usually taking shape long before the listing ever goes live.

It starts with someone walking through the house carefully. Looking at what a buyer notices in the first ten seconds, what an inspector is likely to flag in the first thirty minutes, and what an appraiser will need to defend a few weeks later. It means pricing the home for the market it’s actually in, because Colonialtown North doesn’t move exactly like Delaney Park, and those differences can shape the entire first week on the market.

Protecting your outcome sometimes means telling you things you weren’t hoping to hear.

That the photos are worth waiting two more weeks for.

That the paint matters.
