According to Chicago Title, only 27 homes went into escrow across the ENTIRE High Desert last week!

Now, here’s what makes that number REALLY concerning…

🏡 THERE ARE OVER 1,500 HOMES FOR SALE IN THE HIGH DESERT!

Let that sink in.

More than 1,500 homes on the market, and only 27 went into escrow in an entire week!

That’s a HUGE warning sign that buyer activity may be slowing dramatically.

Here’s what you need to know! 👇

🏡 BUYERS: NEGOTIATE! With this much inventory and so few homes going into escrow, you may have opportunities to negotiate price reductions, closing costs, repairs, and better terms.

💰 SELLERS: PRICE YOUR HOME CORRECTLY FROM DAY ONE! Overpricing could mean sitting on the market longer, making additional mortgage payments, and potentially losing equity if prices decline.

📊 INVESTORS: KNOW YOUR NUMBERS! Don’t count on appreciation to bail you out of a bad deal. Buy smart!

The average home price is still hovering around $438,000, but I suspect we could start seeing that number decline if this slowdown continues.

Is this a good market or a bad market?

Northeast Victorville is one of the oldest parts of town and arguably one of the least desired, but it’s also one of the more affordable areas.

If you want our version of the OC lifestyle, Spring Valley Lake is probably the place. Boating, fishing, a private beach, parks, golf, and families cruising around in golf carts.

🚗 COMMUTING

Let’s just say it. The Cajon Pass sucks.

If you’re commuting down the hill every day, where you buy in Victorville can make a BIG difference in your drive.

Victorville isn’t perfect, but depending on your budget, commute, and lifestyle, there are some great neighborhoods and a lot of house for the money.

Now for the September 2026 High Desert real estate market update.

The biggest story right now is interest rates.

At the end of February, FHA rates were around 5.99%. They’re now around 7.19%.

On a $450,000 purchase, that can change the estimated monthly payment from approximately $3,445 to $3,798.

For buyers, this is why you need to look at the actual numbers instead of trying to predict what the market will do next. The payment matters just as much as the price.

For sellers, extremely few homes are actually selling right now. The homes that are moving are the ones priced appropriately for today’s market.

Your neighbor’s sale from two to six months ago may not represent what your home is worth today. Interest rates, inventory, buyer demand, property condition, and the exact area all matter.

Everybody loves to tell you what sucks about the High Desert.

The wind. The trash. The roads. The accidents. The traffic. The fact that everything is brown.

Yeah, I know.

I’ve only lived here for 30 years.

There are definitely days where I get frustrated with this place too, but I also think people spend way too much time focusing on everything that’s wrong and not enough time appreciating what we do have.

There are still a lot of great people here. Housing is still more affordable than a lot of Southern California. We’re close to Big Bear, Vegas, the beach, and a lot of other places people drive hours to enjoy.

Would I stay here forever if money was no object?

Probably not.

But this is where a lot of us live right now. It’s where we’re raising our families, running businesses, building relationships and living our lives.

So my mindset is pretty simple.

Either complain about everything that’s wrong, or do your part to make the place you live a little better.

Now I want to hear from you.

Yo! I finally broke the streak after getting skunked four or five times in a row with my son! 🎣😂

We’ve definitely had some lows, and our metal has been tested. But just like every other aspect of life, if you continue to persist and remain optimistic, success is inevitable. At least that has always been my experience.

When I set my mind to something, my resolve and determination are unmatched. I cannot and will not be defeated.

All glory to my Lord and Savior, Jesus Christ! 🙏

Just as important as finally catching this monster is the time I’ve spent with my son and the lessons he’s learning that apply to every aspect of life. Keep showing up. Keep learning. Keep believing. Never quit.

Give me some love, My Friend! I’ve been struggling to learn how to fish at 46 years old. I definitely haven’t mastered it yet, but at least I beat the skunk today! LOL 🦨🎣
