Most people shopping for property in The Bahamas think they’re buying into one market. They’re not. “The Bahamas” is 700 islands spread across 100,000 square miles of ocean. The difference between buying on Paradise Island vs. Eleuthera isn’t a matter of which island it’s a matter of which one fits your needs. Different cost structures, different logistics, different everything, all wearing the same postcard. Here’s what assembles the $50,000 mistake: Forgetting VAT on conveyances (it scales with value on a $1M property, it’s not pocket change) Budgeting for mainland maintenance, not salt air and limited contractors Buying “waterfront” that needs $30K of dredging to actually dock a boat Triggering a foreign ownership permit requirement nobody mentioned and losing a full season of rental income to the delay None of these feels like the mistake on its own. Together, they are. Want to read the full article? Click the Substack link in bio by @theerissgroup

Thinking of buying a home in paradise? Here’s what you need to know: Buying property in the Bahamas can be a unique experience compared to other countries.
1️⃣ Foreigners can buy property—yes, even beachside! (Buyers must register their purchase under the International Landholding Purchasers Act, but it’s a simple process.)
2️⃣ Anything over 2 acres needs government approval. (If the property is larger than 2 acres or used commercially, a permit is needed.)
3️⃣ You’ll need a local attorney for title searches and closing. (Property transfer requires legal conveyancing, handled by a Bahamian attorney.) And……… 4️⃣ A 10% stamp duty (shared 50/50 between buyer and seller) is levied on property transfers. With so many unique requirements, would you know how to navigate purchasing property without the help of an experienced agent or broker?
