POSTS STORIES REELS

This is what investing in social housing looks like. 🏡

From a tired auction property that is now modern, new electrics, boilers and ready for its next chapter.

We don’t just see a property that needs work. We see potential, opportunity and a chance to create a home that makes a difference.

Property investment with purpose.
Creating homes.
Making an impact. 🤍

Why Social Housing? 👇🏽 (before an after images of one of projects!)

🫶🏽 Invest with impact - your property can help provide safe, suitable homes for people who need them.

👌🏽 Longer lease agreements - potentially more security and less frequent tenant turnover.

🤝 Work with established providers - partner with providers who manage day-to-day tenant support and property management, depending on your agreement.

🙌🏽 A more hands-off investment - reduce your direct involvement in finding and managing individual tenants.

💷 Predictable rental income - agreed rent can make cash flow easier to plan, subject to the lease terms and the provider meeting their obligations.

🔑 Reduced void risk - a lease may provide rental income even when a room or property is temporarily unoccupied, depending on the agreement.

📈 Scale your portfolio - explore opportunities to grow without managing every tenancy yourself.

🏡 Make better use of your property - suitable properties can meet the specific accommodation needs of social care and housing providers.

🫱🏽‍🫲🏼 Build long-term partnerships - develop relationships with providers who understand your investment goals.

💚 Purpose alongside profit - create a property portfolio that aims to deliver financial returns and a positive community impact.

🛠️ Less day-to-day maintenance involvement - responsibilities can be allocated to the provider under the lease, so always check exactly what is covered.

We took a run down auction property and brought it back to life 🏡

We split the property back into its original terraced houses, creating an extra room in both.

This house will be a home for people that need support, a roof over their head and somewhere safe.

This project taught us a lot, we are so proud of the end result.

Investing with purpose 🫶🏽

Wow looking back on this… I feel like a completely different investor now.

I know SO much more nearly a year later than I did then. We hit alot of obstacles during this project, title split and back to brick refurb was a big project for us to take on as our first. Although we faced some really difficult times… having such a complex project has taught us so much.

We are now a couple of weeks away from the social housing providers moving in their tenants and we can enjoy a handoffs experience as landlords for nearly 7 years.

We are currently going through refinance on a 6 bed HMO in the heart of Nottingham, also for social housing and near completion on a large 5 bed for a children’s care provider.

Boy does it feel good to be constantly learning, but also being able to put our knowledge into future project and deals for investors and clients.

What an honour to feature in the Women In Property book written by @samuelleeds 🫶🏽

We’ve been in construction for 8 years and property for just over 2. @thegnrgroup & @socialhousingconnect invest time into social care, so whilst we refurbish homes for those I need, we are giving back.

Great to be featured in this book amongst all the other amazing women doing bits in property! 🏠

Let’s go girls…. 🎵

Our 6 bed is nearly ready for our provider to take on, house people in need, support and shape people for a better future. ⭐

We love finding properties, seeing their potential, refurbing and passing them on to people in need. This year we will be providing 14 units for social housing.

Changing lives, one brick, one house, one room at a time 🫶🏽

Every project leaves us with lessons that shape the next one. 🏡

Behind every refurbishment are hundreds of decisions, unexpected challenges and opportunities to improve. Here are the five lessons we’ve taken from one of our latest developments:

1️⃣ Planning saves time later.
The best refurbishments don’t start with a hammer—they start with a clear plan. Investing time upfront helps minimise delays, manage budgets more effectively and keep the project moving in the right direction.

2️⃣ Quality always wins.
It’s tempting to focus on speed, but quality workmanship stands the test of time. The details matter, and delivering homes to a high standard builds trust with housing providers, investors and future occupants alike.

3️⃣ Challenges are part of the process.
No development runs exactly to plan. Every unexpected issue is an opportunity to problem-solve, learn something new and strengthen the final outcome.

4️⃣ Great projects are built by great people.
Property development is a team effort. Skilled trades, trusted suppliers, strong communication and shared commitment are what turn a vision into reality.

5️⃣ Never lose sight of the purpose.
We don’t just refurbish properties—we create high-quality, compliant homes that provide stability, dignity and long-term value for the people who will live in them.

At @thegnrgroup every project is another opportunity to raise standards, create lasting value and build homes with purpose.

💬 Which of these lessons resonates with you the most? Or if you’ve worked on a renovation or development, what’s the biggest lesson you’ve learnt along the way? We’d love to hear your thoughts.

Tomorrow is go time. 🚀 Valuation day. £

We have spent the last 4.5 months bringing this auction property back to life.

We split what was one home back into it’s original terraced houses. Each has 4 lovely sized bedrooms, 3 piece bathroom suite and beautiful kitchens.

We are so proud of the team @lg.electrical.ltd who put their absolute all into this project.

Massive well done to @liamgarner for project managing.

We did it. 🏡✨

After 8 months of searching, countless viewings, around 10 offers, and even having a Lease Option Agreement rejected, we’ve finally secured the perfect home.

What’s even more special is that we managed to secure this provider’s first property in the exact area they originally wanted us to buy in. Persistence really does pay off.

From the moment I first walked through the door, I knew this house was different. The space, the driveway, the peaceful surroundings… it just felt like somewhere children could truly feel safe, settled and at home.

Now it’s on to the legal process (definitely my least favourite part! 😂) before we begin the transformation. We have big plans for the exterior and landscaping, and I genuinely can’t wait to see this property become a beautiful home where children can thrive.

This is why we never settle. If the numbers don’t work or the property isn’t right, we keep going until we find the one. And we did!

We still can’t get over the site visit say with the @samuelleeds academy members!!!

Showing them around this project and giving as much information as we could about the refurb and numbers on this project.

Here’s @liamgarner talking about some of the work that’s been done.

We’ve done it!

We’ve just signed two leases with a provider on Project Split. 🏡🏡

We’ve had the privilege to make a house into two homes and now signed over for 7 years to help people in need. Wow, what a model. What an impact we can make doing something we love.

The fact that these homes will be doing something great, whilst giving us a hands off landlord approach, it’s a winner. For us, for the provider and most importantly the tenants.

Here’s to the next project! 🚀
