I bought this house. I’m going to flip it. I’m not going to renovate it.

A lot of real estate investors will tell you this doesn’t work. Walk through it and you’d probably start a renovation list in your head before you got to the back door. I get it. I’ve bought a whole lot worse than this, and I still had to talk myself through it.

Here’s the question I get every time: who the heck is gonna buy a house like that, Henry?

Two kinds of people. The investor who wants a project, and the family who got priced out of everything that’s already been fixed up. In this market there are more of both than there are buyers for a shiny renovated flip. Buy it right, price it right, and the house doesn’t need to be finished. It needs to be the deal.

This is exactly what I spoke about on stage at BPCon this year. This is me doing it in the field, on a real house, with you watching. Every house I buy has two plans: renovate it and sell at the top, or sell it exactly as it sits. Most people only ever run the first one. This whole series is the second one, from the day I bought it to the day it closes.

BPCon this year was special. It felt like BP from pre pandemic! There was less focus on “big name personalities”… It was about relationships, it was about people, it was about the love of real estate. I can’t really explain it but this was my fav BPCON so far. Flipping isn't the only way to make money on a deal you don't want to hold.

Wholetailing works when there's real demand in your market and buyers who can't afford a typical retail price point.

Henry buys the property, cleans it up, does no renovation, and resells it as-is.

Pocketing $60K–$90K in the process.

And the buyer gets a home they couldn't have afforded otherwise. 🤝
