“Everybody’s waiting for interest rates to drop, but here’s what you need to think about: What deal could you get today that you might lose when more buyers jump back in?

In this example, you negotiate a $350,000 house down to $330,000, and the seller helps with closing costs and buying down your rate.

Your principal and interest payment is about $2,108 a month. If you wait three years and buy that house for $350,000 at 5.5%, it’s about $1,951. That’s only $157 less a month. Taxes and insurance would be extra in both examples.

Meanwhile, buying now gives you three years to pay down your loan and potentially build equity.

I got to sit on the Top Women’s panel at Realtor’s Edge Austin, and I’ll be honest: being up there with other women who’ve built their businesses their own way was pretty dang cool.

If you know me, you know I didn’t get here by following a script. I’m a Realtor, a rancher, a mom, and usually the one asking the question everybody else is thinking. I’ve made mistakes, learned fast, worked hard, and kept showing up. Getting to share some of that with a room full of realtors was an honor.

My favorite part was hearing the other panelists. We all have different stories and different ways of doing business, and there’s room for every one of us to succeed.

Nearly five years ago, I lost my dad in an accident on our ranch. It’s one of those days that changed my life forever.

Since then, my training and experience as a volunteer firefighter and first responder has made me realize just how important it is to know what to do in those critical minutes before help arrives—especially for those of us who live and work in rural areas, where help may not be right around the corner.

So I’ve decided I want to turn something incredibly personal to me into a way to give back.

I’m working on putting together a CPR and basic first aid class for our community—something practical and hands-on that can give people the confidence to step in when someone needs them most.

You never think it’s going to happen to you. Until it does.

If sharing what I’ve learned and helping put this training into more people’s hands can help even one family when it matters most, then it’s worth doing.
