You don’t need to change everything to have your home appeal to more people when you are getting ready to list your home.

Some recommendations make sense to update or change, but if I can work with it, I will. Old furniture is my favourite to work with. The combo of old and new is just ✨✨✨

This little girls’ room has all the same furniture, the same walls, the same bedding, everything! Just styled in a way that will appeal to buyers and show in photos nicely ☺️

If you are a realtor, make sure you’re following @thelistingreset for those listings that don’t need a full stage, but need a little something.

👀POV: you are deciding to list your house next week and you don’t have time to get it fully ready.

One of the easiest and quickest ways to make a bedroom look better is to style the bed. If you don’t do anything else, just make the bed. 🫣

It doesn’t have to be perfect, and contrary to what some people think, there’s no right way to do the bed. You can do a minimal look, or a maximal look, but for photos, you want it to look nice. You want it to kind of look a little special. Especially a primary.

Depending on the size of bed you have, you can experiment with decorative pillow sizes - but I would always recommend some kind of lumbar. If you have a couple euro shams, do it! If you don’t, you can always use 3 smaller (but not super small) pillows in place in a pinch (like in this video).

I usually recommend lighter bedding for photos, but in this case, we kept the bedding. We kept the bedframe. We just added lighter pillows and a coverlet across the bottom. We folded the bedding for texture. It really is that easy. And it makes a world of difference for listing photos. 📸

If you have most of the essentials, but just need help with adding the decor for listing, I’m your girl. 👯‍♀️ Now serving St. Thomas, London & Port Stanley! ‼️

Small changes can have big impacts.

1. Removing clutter (things like cords, remotes, etc and putting them out of view) helps a space feel clean and calm, not chaotic and messy.

2. Adding contrast through size, texture or colour with pillows on the couch can make it go from flat to ✨interesting to look at ✨ the pillows I used for this listing are from @shoppeblendedliving and they work so well in here!

3. The right size decor can make such a huge difference in perception - spaces feel bigger with the right sizes. Rooms feel more balanced and settled. Small decor looks like clutter when we scan a room quickly. Choose pieces that are intentional and have an impact!

4. You don’t have to face a couch towards the tv or fireplace unless you have enough furniture for it. The living room is for conversations, face each other AROUND something like a tv or fireplace. This acts as a focal point to build around. Float your furniture if needed - pushing it against a wall just makes the room look less sophisticated in many instances.

And the final important thing - THE RUG.

You need a larger rug than you think. It grounds the space. And it doesn’t have to match perfectly with the colour of the couches. If you need something in a pinch and don’t want to spend a ton, @amazonca has a nice selection (pictured here).

This is what I bring when I come to style a home. Knowledge of what helps a listing stand out using what the client already has.

If you are preparing to list your own home soon or know someone who is, share this with them or save this to come back to 👀🤍

The “after” pictures and videos are what we love to show, but showing the space before can really show you how far a room has come.

I’m a fan of purple, but it doesn’t tend to photograph well, unless there’s a clear design behind it. For listing photos, going lighter is the best choice, especially if you don’t have a lot of natural light in the room. At our walk and list meeting, we discussed paint colour. The rest of the home had blues and greens, but we could work with those. Purple is just one of those colours 🫣

All the furniture is the same, and would you ever know that the couch was really worn out from the dog? Probably not, because we used pillows and throws to disguise it so it didn’t become a distraction.🙌🏻

And that gorgeous exposed brick. Almost not even noticeable in the before photos, but a defining feature of the room in the after shots 👀

It doesn’t always take a lot of big changes to elevate a room. Layout, colour choices, focal points. It’s the small things that make big impacts.

Then you should probably be following @thelistingreset 👀

In all seriousness, the bedroom is one of the most important spaces in your home, in my opinion.

If it doesn’t feel calm and zen, how are you even sleeping at night? No like actually though?

Just making your bed in the morning sets you up for the day, and when you come back after a long day, and your bed looks like a cozy hotel bed, the good kind of hotel 😅 there is really nothing better.

Also, I fixed the bottom left of the bed after I saw this video don’t worry 🫣

📌Save this for later when you’re making your bed🤭

And one more thing!!!!!

if you’re looking for duvet covers, this one from @hmhome is my faaaavourite. The colour is gorgeous 😍 and affordable!

When I started The Listing Reset, design on its own wasn’t necessarily on my radar. It’s always something I’ve been interested in, and strongly passionate about, but I was laser focused on styling for homes for listing.

I still absolutely adore doing that.🫶🏼

But could I say I’m upset with getting to chill here at home in my office (we just moved and this room is not even close to being done so please don’t judge my design skills on this room hahaha) …. No, I can’t complain. In fact, I am thrilled about it 🙌🏻

Does it take me hours and hours? Yes.
Am I learning as I go? Yes.
Do I offer revisions? Of course I do.

In the summer of 2025, I thought about launching an interior decorating service on its own but was not in the right mental place to take the plunge. Now, it just goes so naturally.

If you have a space in your home you’d like some help with, let me know. I am happy to walk through the space or do it virtually. Let’s connect 🤍

Another service that I haven’t done formally but would love to assist with is if you are building a home and want help with selecting finishes that are cohesive. I’ve built multiple homes and have learned so much along the way.

Open kitchen shelving…

some people love them and some people hate them. When you’re listing your house, you want people to love them. So make sure you aren’t just stacking mismatched bowls and cups all over the place 🫣

Having a mix of functional items like bowls and glassware mixed with decorative items like frames or vases can really elevate the space while still being able to keep the shelves quite functional.

Choosing the right pieces: thinking about colours, textures and size, can dramatically change how your open shelving looks to potential buyers.

This kitchen is so spacious and has lots of cabinet space as well, which is an extra bonus!! And even better, it’s in Talbotville 🤍

If you are listing your home (or you’re a realtor with a listing coming up) let me take the stress out of getting it ready. 😉 offering styling and walk & lists for October and November!

DM me with your listing for a quote 🙌🏻

I always thought my higher education and all my years in customer service and l&d were wasted years, but the truth is that they’ve actually prepared me for this. Huh.

I love my story.

I spent years in customer service. I have a degree in psychology and a post grad in HR, and I worked in learning and development and leadership at the corporate level. I also spent a lot of days doing quality assurance.

Here’s what that looks like when I’m in a home with your clients or YOUR home:

I know selling is emotional. Stuff holds memories, and I’ll never make you feel judged for it. I am an open ear always.

I know how to have honest conversations kindly. If something needs to change, I’ll tell you why, and how it helps buyers connect with the space. I know that the “why” does matter. I am not above anyone, and I’m not going to try to make you feel like you don’t know how to style, or that everything is outdated. Your home is unique to YOU, and that’s beautiful. But if you want to sell your home, this is what we should do and why we should do it.

I know how to keep things simple when you’re already overwhelmed. You won’t be left guessing. When in doubt, keep it simple (smart, not stupid!)

Oh, Ive also been an artist for years. I am continuously learning. I have a lot of experience with colour. Drawing inspiration from everywhere. Practicing in my own home. Building moodboards for fun.

And have I mentioned… in the last 10 years, I’ve probably moved 7-8 times?? I know the stress of moving. I know the stress of selling, the stress of staging, the stress of doing it all with kids and pets and busy schedules.

That’s what made me switch careers. I knew I could help. And I’m so happy to do it 🤍

Hoping for a good October 🤍

Every month, I like to reflect on what I’ve learned, how I’ve grown, and what there still is to figure out in this business. So far it’s mostly been up, so at some point, it has to dip, right?

It’s been a lot. It’s been so amazing but also, as a creative person first, and business person absolute last, trying to make sure I’m on the right track to profitability is exhausting when I just want to buy everything for every house.

Some people have said I’ve been lucky, and I like to think that it’s not just luck, I’ve been working harder than I ever have on anything else.

I am so fricken proud of myself and what I’ve been able to accomplish in the last couple of months. I’m always in “awe” of myself (not in a conceited way, but in a.. I can’t believe this is me, I can’t believe I am the one building this, I can’t believe this is my life and I’m the one responsible for it.. way).

Going into the winter months is going to be interesting. As I’m sure styling will slow down, also note that I will continue to be painting bottles for gifts, and taking on small design projects if you’re interested in that 🥹

Thanks as always, for all the support, shares, tags, referrals, and anything you can do and have done for me snd my little business. It doesn’t go unnoticed and I’m so thankful 🫶🏼🤍

Every house I walk into has a feel to it, and I never want to lose that. So I work with what’s already there. I keep the furniture that fits, shift things around so each room has a clear purpose, and fill in small gaps with a few of my own pieces. Buyers should walk in and feel like a real person could live there, because one did.

Listing soon in St. Thomas, London, or Port Stanley? Send me a message.

Thinking about moving before Christmas? It’s still possible. 🎄🏡

If a move has been sitting quietly in the back of your mind, October is a great time to start asking the questions…without feeling like you need to have it all figured out.

Sometimes all you need is a quick coffee chat, a realistic look at your options, and a step-by-step plan for what your next move could look like.

No pressure. No big commitment. Just a good place to start. 🤍

And if your current home needs a little love before it’s ready for the market… a Listing Reset with Jessica might be exactly what it needs. 😉
@thelistingreset

P.S. The beautiful home in this video? Consider this your sneak peek. 👀 A very special new listing is coming to Old South tomorrow!
