For clients I’m advising to acquire and hold luxury assets, I’m prioritizing properties in historically high-appreciation ZIP codes, properties where rarity and exceptional design create defensibility, and new-construction luxury homes in fundamentally healthy appreciation markets.

My thesis: when purchasing power flows upward, the luxury properties with the strongest combination of location, scarcity, and quality could be positioned to capture the greatest appreciation—and the resulting increase in equity.

The housing market operates more like a ladder than a collection of isolated segments. When affordability improves at the entry level, transactions increase. Sellers become buyers, buyers move up, equity compounds, and purchasing power begins to flow toward higher price points. Historically, as the baseline market stabilizes, that flow can create additional demand in the luxury segment.

For those who already own quality luxury real estate, that potential shift matters.
