Starting earlier gives you more options, flexibility, and fewer last‑minute decisions — especially in Brooklyn, where condo and co-op timelines, summer demand, school-year timing, and truck/parking logistics can compress your timeline.

The Brooklyn sellers who lose the most money usually all make the same mistake. 👀

Pricing feels like the part of the process you have the most control over, and in a lot of ways you do, but the wrong number out the gate can quietly cost you more than almost anything else.

The market reads a high list price pretty quickly.

Showings slow down, the home starts to sit, and by the time you’re ready to adjust, the buyers who would have paid your real value have already moved on to something else.

The strategy isn’t about going low. It’s about pricing in a way that actually positions your home to sell for what it’s worth.

📍 The Double Windsor
Windsor Terrace / Park Slope

I’ve been coming here for years and it’s still one of my favorite neighborhood spots. Good food, a full bar, steps from Prospect Park, and casual enough for pretty much whatever kind of day you’re having.

Four Brooklyn neighborhoods I’d be taking you to house hunt with a $1M budget 📍

Because $1M in Brooklyn can look very different depending on where you land — and there are some neighborhoods I’d absolutely have on the list.

📍 Carroll Gardens — Brownstone Brooklyn charm, leafy streets, great restaurants, and that neighborhood feel people fall in love with. Your $1M may mean compromising on space, but the location is hard to beat.

📍 Fort Greene + Clinton Hill — Gorgeous architecture, Fort Greene Park, great restaurants, and easy access to Downtown Brooklyn + Manhattan. A sweet spot if you want classic Brooklyn with a little more energy around you.

📍 Greenpoint — Waterfront, incredible food, independent shops + a creative neighborhood feel that still manages to be a little quieter than Williamsburg.

📍 Windsor Terrace — The sleeper pick. Prospect Park practically in your backyard, quieter residential blocks, and generally more space for your money than some of its brownstone-Brooklyn neighbors.

And these are definitely not the only places I’d be looking. 👀
