I had the pleasure to speak with @tammy_gooding_presenter on BBC Local Radio, to talk about the fascinating story of Symonds Yat - a whole village beautifully positioned along the River Wye, that’s currently on the market for a grand total of £6.75 million. Check out this drone footage of it.

Having spent most of my life learning everything property, I’ve always found cases like this one particularly interesting… not simply because of the numbers involved, but the speculation around what can happen to the character and identity when it’s ownership changes.

The village has a hotel, pub, holiday cottage, 12-bedroom house, and two car parks, all of which provide a "lucrative" income - we’re told.

Here’s the full conversation.

Would you buy a village for £7m if you had the chance?

🫢 Word spreads and your reputation matters 🙌🏼

We often use the power of networking and our reputation to find the most suitable buyers / tenants for our clients… but it’s always nice when it comes back the other way.

Everyone we work with, buyers, tenants, sellers or landlords matter just as much as the last ❤️

Check out this immaculate split level flat on Eliot Park, Blackheath which will no doubt be our third sale on this beautiful street within the last 12 months.

Excited for The Property Expert Group to be the sponsors for Chislehurst Wanderers u10s for the next 3 seasons! ⚽

It was fun to attend their away day against Sporting Club Thamesmead. I’m sure we’ve got some future pros in the team (hopefully future Spurs! 🤣🤷‍♂)

Looking forward to following them throughout the season 💪🏻🏆 by @thepropertyxp

When I started 🏡 The Property Expert, I wanted the company to be recognised as quality over quantity, with a track record of reliably selling property for more money and in less time than traditional high street agencies. 💪🏼

It's not about the value of the property, it's about looking after people properly, and managing expectations honestly. 🙌🏼

Good and bad news…

The bad news is… the inevitable has finally happened 😥... after 5 and a half years of running this little business, we have had to (…hopefully only temporarily) withdraw a modern studio flat - bringing our impeccable success rate down from 100% to 98.7% 😭

The good news is - our reliability as an agency is still well above the national average of just 63% success ☠️ - which tells me we're still on the right track of treating people how we ourselves would want to be treated! 🥰

To put that into perspective, the average agent takes on 100 clients and only successfully moves 63 of them... 🤦🏻‍♂️ imagine those below average! 😫

We are putting a marketing plan in place to relist the studio flat in the Summer, to recover our success ratio, but most importantly - get the job done for our client. 🤞🏼
