The part most buyers don't expect is the ADU out back. It's about 1,000 square feet with one bedroom, one bath, a kitchen and a living area. That gives you real options: family moving in, a guest setup, the mancave you've been dreaming about, or a place to work away from the main house.

From above, you can see the setting: mature trees, a gravel drive, outbuildings and room between you and the neighbors.

The updates are where this one stands out. Windows were replaced in October 2022. The furnace, condenser, water heater and well pump are 4 to 5 years old. The main plumbing manifold was replaced this year, and the primary bedroom has new laminate flooring. The exterior soffit, fascia and trim were repainted in August.

Just closed — 14259 Macklay Ct, Choctaw.

This one was personal. Friends, who are closing one chapter and starting another. Different life stage, different priorities, a house that fit their family for years, but is ready for it's new owners.

We took our time with it. Talked through what the next five, ten, twenty years actually look like — not just square footage and finishes, but how the home functions when the day gets loud, and when it gets quiet. Layout, lot, resale, timing, the small stuff nobody thinks about until they're living in it. When you know someone, you don't cut corners for them. You slow down and listen.
