DAY 5/30: One Deal Can Change Everything.

You don’t need hundreds of bookings.

Sometimes, you just need one good relationship.

The deal I shared today started with a landlord who had a vacant property and an insurance company that needed housing. By connecting the two, the spread was $2,500/month (without owning the property.)

Today’s challenge: Look up a 3-bed, 2-bath rental in your market. Then compare it to similar furnished rentals on Airbnb or Furnished Finder. What’s the spread?

That’s where the opportunity starts. Tomorrow, I’ll explain why I’d never sign another 12-month arbitrage lease and what I’d do instead…

Start by building a list of furnished properties in your market. Every vacant rental is a potential opportunity, and every relationship you build puts you one step closer to your first deal.

I met @addarenner a couple years ago.

Here she is two years later.

Five units. Cash flowing.

Building a life for her and her family.

She joined the Academy with enthusiasm and energy. She just had to take the chance on herself.
