POSTS STORIES REELS

Leadership is defined by how we show up when things don’t go our way.
After a colleague passed away, Heather was entrusted with a group of their listings. When a Starbucks in one of those buildings went dark, the opportunity went to another broker. It was a decision she didn’t agree with, but she chose to let it go and keep moving forward.

Four months later, the client asked for a new broker, and Heather got the call. She shared that she takes this work personally because she wants to honor the colleague who trusted her with those listings.

In commercial real estate, deals come and go. Reputation stays. It’s built on the tough days and the small choices nobody sees.

At a recent luncheon, USC Women’s Water Polo head coach Casey Moon shared the four principles that guide his team: joy, compete, mindfulness, and compassion. His message resonated with Heather and reinforced values that matter both in business and in life.
✨ Joy: Finding fulfillment in the people we meet, the relationships we build, and the process—not just the closing.
🔥 Compete: Striving to improve every day. For Heather, that means early mornings, consistent discipline, and showing up for clients when they need her.
🙏 Mindfulness: Making space for faith and reflection, especially on the hard days, and focusing on what we can control.
❤️ Compassion: Treating people with respect, whether they’re clients, tenants, landlords, or fellow brokers. This industry is smaller than it looks, and how we treat others matters.

At The Resha Group, we believe success is about more than closing deals. It’s about the relationships we build, the standards we hold ourselves to, and how we show up along the way.
We can’t always control the outcome, but we can control our attitude and effort.
What principles keep you grounded on the hard days?

Orange County retail in Q3:
fewer dollars, same number of deals!🤝

Big buyers paused, but private buyers kept closing. With vacancy at 3.3% and availability at a 16-year low, the market isn’t soft- it’s selective. If you own a $2-$10M retail property, your buyer may still be out there!
The question is whether your property is positioned for today’s market.

Happy 251st Birthday, U.S. Navy! ⚓🇺🇸
Since October 13, 1775, the U.S. Navy has stood watch over our nation. Today, The Resha Group is grateful for every sailor and every member of our armed forces who serves or has served, and for the families who support them.
This birthday is especially personal for our team. Zachary Francine, Heather’s son and Jim’s nephew, enlisted almost seven years ago as an Electronics Technician (Nuclear), a Navy “Nuke.” After earning his qualifications in Goose Creek, South Carolina, he served aboard the USS Theodore Roosevelt. Today he’s back where his own journey started, helping train the next generation of Nukes fresh out of boot camp.
Zach, we are so proud of you and grateful for your service. Happy birthday to the U.S. Navy and to everyone who has worn the uniform!

Rooftops can tell you where people are moving. They cant tell you if a market is right for retail.🏡🏬

Population growth matters, but its only part of the picture. Demographics, income, consumer spending, and competition all play a role in determining where real retail opportunity exists.

In our latest Market Insights, we look at why retailers are rethinking how they evaluate new markets and what that means for shopping center owners here in Orange County.

Thinking about how these trends affect your property? Reach out to our team. Wed be happy to talk through what they mean for your center.

Orange County Retail Is Strong. Is Your Property?

Retail here is commanding some of the strongest rents in the country right now. That strength is not universal. It shows up asset by asset, depending on location, tenant mix, and lease rollover.

The real question is not how the market is doing. It is how your property is positioned within it, and what you do next. by @thereshagroup

Every retail center tells two stories. One is what the space looks like today, and the other is what it looks like when the next lease turns over.

Occupancy and curb appeal say one thing, but rollover timing, tenant mix, and current market rents often say another.

If you own retail in Orange County, the second story is the one worth reading closely.

AI can tell you the cap rate, but it can't tell you if this is the right time to sell yours.

So, give AI a break and talk to a CRE expert. I've spent 40 years modeling sell vs refi decisions for Orange County owners, and every portfolio is different.

Loan maturing. Tenant rolling. Equity sitting. AI can describe the market, but it can't model your specific exposure.

The strongest Orange County retail and industrial assets are rarely the most obvious ones. They are the ones where the numbers were modeled before anyone made an offer.

Before we evaluate a property, we look at five things: where it sits in the market, its condition years out, the real income behind the lease, the risk hiding in the debt and tenant mix, and the upside no one else has identified yet.

Most owners focus on value, but disciplined owners model impact.

Start with the Capital Decision Worksheet. Link in caption below. by @thereshagroup

Most commercial real estate firms lead with the same pitch. Here's what your property is worth. Here's our marketing plan. Here's our buyer list.

The Resha Group starts somewhere else. Before any transaction gets discussed, we model how the decision affects the entire portfolio, not just the asset in front of us.

That distinction matters more than it sounds. A sale that looks clean on paper can still leave equity poorly positioned. A refinance that lowers a payment can still increase long-term risk. Clients come to us because they want to see those tradeoffs clearly before they commit, not after.

A few things clients consistently point to:

We tell clients what they need to hear, not what they want to hear. If the numbers don't support a move, we say so. That costs us some deals in the short term. It's why clients stay with us for the next one.

We operate on both sides of the table. Advising ownership and underwriting investment structure are usually separate skill sets. Ours overlap, which changes how we evaluate risk and timing.

We think in portfolios, not properties. Every recommendation gets weighed against how it impacts the client's broader equity position, not just the single transaction on the table.

The relationship doesn't end at closing. Most of our work comes from clients who came back for the next decision, not from one-time transactions.

Jim Resha and Heather Francine built The Resha Group on the idea that clarity beats speed. Clients who want a fast listing find someone else. Clients who want to understand the full impact of their next move find us.

If you're facing a sell, refinance, or hold decision, start with our Capital Decision Worksheet. by @thereshagroup

Two bad tenants. Two evictions. Our client was frustrated, not ready to sell.

Then the market answered a question they hadn't asked yet.

We sent them to their CPA before we sent them a listing agreement. The data made the decision, not us.

8 offers in 48 hours with 5 above asking has led to 12 years of trust that started long before this deal and keeps going after it.

Sometimes the right move finds you. The job is knowing it when it does.

The best advice Jim Resha gives clients often isn't to sell. It's knowing when to wait, renegotiate, or walk away from a deal that doesn't serve where they're headed.

One of the biggest lessons he's learned over more than four decades in commercial real estate is that his responsibility isn’t to help every client complete a transaction. It’s to help them make the right capital decision.

Some of the advice he's proudest of wasn’t telling a client to sell—it was recommending they wait, renegotiate, refinance, restructure a 1031 exchange, or simply walk away from a deal that didn’t accomplish their long-term objectives.

Those conversations aren’t always easy. In fact, they’re often the ones clients least want to hear.

But that’s where trust is built.

Anyone can help execute a transaction. The real value of an advisor is helping clients avoid decisions they’ll regret years later.
