India’s window into off-market real estate by @rishikakhera_
Rare opportunities I Real insights

POSTS STORIES REELS

Some of Mumbai’s biggest property deals don’t begin with a listing.

They begin with a phone call to a very small group of people.

Jatia House is a perfect example. A Malabar Hill bungalow, a handful of serious buyers, private offers and eventually, a ₹425 crore transaction.

No mass advertising was needed.

Because at this level of real estate, sometimes the challenge isn’t finding more buyers. It’s finding the right ones. by @therishlist_

Real estate gets interesting when you realise how many different ways there are to own it.

- A home you live in.
- An office someone pays you to use.
- A warehouse supporting thousands of deliveries.
- Land producing something people will always need.
- Or a hotel earning every time someone checks in.

If money were no limit, which one would you choose? by @therishlist_

A five-minute conversation can tell you whether a property is worth a five-hour site visit.

Not because someone shared the floor plan or the price.

But because you understood why it’s being sold, how quietly it’s being offered, and whether the people involved are actually ready to transact.

That’s how a lot of private real estate works.

You understand the deal before you start looking at the property. by @therishlist_

Some homes are designed around rooms.

A Chattarpur farmhouse can be designed around an entire way of life, family gatherings, long weekends, private celebrations and the simple comfort of having everyone under one roof.

All without giving up access to South Delhi or Gurugram.

That is what ₹100 crore can buy here: not simply a larger home, but a private world within the city. by @therishlist_

One tenant. One entire commercial building. Rental income already in place.

A rare pre-leased commercial investment opportunity

📍 Prime Gurgaon location
• 1 acre of premium land
• 10-floor commercial building
• Approx. 2.5 lakh sq. ft. of space
• Fully pre-leased to a company belonging to one of India’s leading insurance groups
• Established rental income from a single institutional tenant

For investors seeking a high-value commercial asset with an existing rental stream, this is an opportunity worth exploring.

The farmhouse you want to own and the farmhouse you want to **build** can be two very different decisions.

Starting with land gives you a blank canvas, but it also means taking responsibility for everything that comes next.

Buying ready means much of that journey is already complete, but you may have to compromise on someone else’s idea of the perfect farmhouse.

**More control or more convenience?
More time or more upfront cost?**

Before choosing the property, it helps to know which journey you’re actually signing up for.

Here’s how the two compare. by @therishlist_

A lot of families are sitting on properties they don’t really use, but don’t necessarily want to sell either.

That’s where hospitality becomes interesting.

The same farmhouse, estate or piece of land can stay in the family while being turned into something people actually travel for.

And as private stays, retreats and smaller hotels become more popular, the next great hospitality address might not need to be built from scratch.

It might already be sitting behind someone’s gates. by @therishlist_

There’s a reason Westend Greens continues to come up when people talk about farmhouse living in Delhi.

It gives you land, privacy and quieter surroundings without asking you to give up access to the places you use every day.

But the bigger advantage is the neighbourhood itself.
Because with farmhouses, you’re not only buying your plot.

You’re also buying into everything that surrounds it.

And that can matter just as much as the house you choose. by @therishlist_

South Delhi is difficult to explain because it keeps changing every few kilometres.

One moment you’re in the middle of GK’s markets. A short drive later, you’re passing centuries of history in Mehrauli. Go further and Chhattarpur opens into trees, land and acre-sized homes.

That’s the part people often miss.

South Delhi isn’t one lifestyle. It’s many versions of Delhi sitting next to each other. by @therishlist_

A big house doesn’t automatically mean privacy.

The difference is in, how people move through it. Guests, staff, deliveries and family, without constantly crossing paths.

You may never notice this planning when you walk in.

But that’s exactly why it works. by @therishlist_

You can learn a lot about a property without ever stepping inside it.

- Visit the neighbourhood at the wrong time.
- Drive fifteen minutes in every direction.
- Speak to the people who see the area every day.

That’s the thinking behind my 3–15–5 test.
