Over 50 & done with a few things. 😂

Overexplaining. Uncomfortable shoes. Saying yes when I mean no. And plans that interfere with my bedtime.

I still have big goals. I’m just more intentional about what gets my time and energy—and making room to enjoy the life I’m building.

This chapter comes with experience, boundaries, and a little more rest.

If I could go back 20 years, I would have done this MUCH sooner.

Set up my LLC—and learn how to buy and finance real estate through my business.

When I started investing, I didn't fully understand how important business structure and financing would become as my portfolio grew.

I was buying real estate, but I was also allowing those investments to affect my personal consumer credit and borrowing capacity.

Over the years, I learned to think differently.

Your LLC isn't just a name you put on paperwork. Understanding how to structure your investments, financing and ownership matters when you're trying to build beyond that first property.

Would I do some things differently knowing what I know now?

Absolutely. This is one of them.

You don't have to know everything before you start—but learn how to build the foundation for where you eventually want to go.

Things I Know Now.

One important note: Simply creating an LLC does not automatically protect your personal credit or remove personal liability. How a loan is structured, whether you personally guarantee it, and how the lender reports the debt can all make a difference. Talk with the appropriate legal, tax and lending professionals about the right structure for your situation.

Your home may be worth more than you realize—but having equity and knowing what to do with it are two different things.

If you've owned your home for several years, you may be sitting on significant equity. And before automatically deciding to sell—or stay—it’s worth understanding the options that equity may give you.

You could:

🏡 Move up into a home that better fits your life today.
🔑 Simplify and potentially free up money for other priorities.
🛋️ Stay put and make strategic improvements to the home you already love.
📈 Invest and explore ways to use real estate as part of your long-term wealth strategy.

But here's the part I don't want you to miss:

Just because you have equity doesn't mean you need to use it.

The better question is, What are you trying to accomplish?

More space? Less maintenance? More freedom? Another investment? A different lifestyle?

Your real estate should support the life you're building—not determine it.

Before you ask, “Should I sell?”

Ask, “What do I want my next chapter to look like?”

For a long time, success looked like MORE.

More house. More things. More responsibility. More to prove.

But somewhere along the way, my definition of success started changing.

Now I think more about freedom. Time. Experiences. Ownership. And whether the decisions I'm making actually fit the life I want to live.

I see the same shift happening with people in real estate.

Sometimes the right next move is a bigger home.

Sometimes it's downsizing.

Sometimes it's relocating, investing—or deciding that you're perfectly happy right where you are.

There isn't one definition of moving forward.

Your next move should fit your next chapter.
