When was the last time you actually looked at your mortgage?

Not just the payment coming out of your account every month, but whether it's still working for you.

Your home's value may have changed. Your insurance probably looks different than it did a year ago. And your financial goals might not be the same either.

With 2027 getting closer, now's a pretty good time to check in on all of that.

I put together five questions every homeowner should be asking themselves before the year ends.

Take a look and see how many you can answer.

And if one of them has you scratching your head, I'm always happy to help you figure it out.

Can we talk about something that doesn't get discussed enough when it comes to buying a house?

Nobody wants to spend every dollar they make on their mortgage.
You still want to go on vacation, grab dinner with friends, and have money left over when life happens.

And we get that.

When we're figuring out what someone can afford, we care just as much about what they want their life to look like AFTER they buy the house.

Because qualifying for a certain payment and actually feeling comfortable making that payment are two very different things.
If buying a home is on your mind, let's figure out what makes sense for your life, not just what looks good on paper.

The "mortgage hack" is way less exciting than TikTok would probably like. 😂

Paying a little extra toward principal can reduce the amount of interest you pay over the life of a mortgage and may help you pay it off sooner.

But before you start throwing every spare dollar at your mortgage, look at the rest of your financial picture.

Do you have higher-interest debt? Enough emergency savings? Other near-term expenses? Does your loan have any restrictions you need to understand? And are extra payments actually the best use of that cash?

We can show you what an additional principal payment could do to your loan and let you decide whether it makes sense.
No magic trick. Just math.

There's a point where "we can make this house work" turns into everybody being on top of everybody. 😂

Toys take over the living room. Somebody's working from the kitchen table. The dog has somehow claimed the only quiet room in the house. And every closet is performing structural engineering miracles.

If that sounds familiar, moving up isn't only a question of whether you want a bigger house.

The better question is whether your current equity, income, existing debt and monthly budget can support the move without making the rest of life feel tight.

That's the part we'd figure out before you spend three hours online falling in love with a house with the perfect backyard.
Thinking you might need more room? Let's see what the move would actually look like first.

A home can be more than a place to live. Depending on your goals, real estate may also play a role in how you build equity, create rental income, or reposition your finances later in life.
But simply owning property doesn't automatically make it a good financial strategy.

Rental income comes with expenses and risk. Property values can rise or fall. Borrowing can increase your purchasing power, but it also creates a payment and an obligation that has to fit comfortably within the rest of your finances.

That's why we think the better question is not, "Is real estate a good investment?" It's, "What job do you want real estate to do for you?"

Maybe that means buying a home you can comfortably own while building equity over time. Maybe you're considering a rental property. Maybe you already have substantial equity and want to understand what a move or downsize could look like.

We help people think through the mortgage side of those decisions so the financing supports the bigger plan.

Which one are you thinking about right now: live-in wealth, rental income, or a smarter downsize?

Closing costs can feel like one big mystery number at the bottom of your home purchase.

They make a lot more sense when you separate them into categories.

Some costs cover the work required to close the transaction and set up the loan, such as title, settlement, appraisal, recording, and lender-related charges. Others are prepaids for expenses that come with owning the home, such as homeowners insurance, property taxes, prepaid interest, and an initial escrow deposit.

That distinction matters when you're planning how much cash you actually need to buy.

There may also be ways to reduce what comes out of your pocket at closing. Depending on the loan, property, and transaction, seller credits, lender credits, closing-date strategy, and available assistance programs can all be worth discussing before you write an offer.

We'd rather help you understand those options early than have closing costs become a surprise later.

If you're looking at homes and want a personalized estimate, DM us "COSTS" and we can walk through the numbers with you.

"Black Friday for home buyers" sounds dramatic, I know. 😂
But the comparison actually makes some sense.

A lot of buyers mentally check out in the fall. School started. Holidays are coming. It gets darker earlier. People decide they'll "just start looking again in spring."

Meanwhile, the buyers who stay in the game may be shopping with more choices and less competition.

Nationally, inventory has increased and buyers have gained negotiating room, although your local market can look very different. National Association of REALTORS®

Does that mean every October seller is handing out a deal? Nope.
It means this might be a really good month to look at homes without automatically assuming you need to wait for the spring market.

If you've been sitting on the sidelines, we can run the numbers first. You'll know pretty quickly whether shopping now deserves a second look.

Realtor friends, the listing has gone quiet.

Showings slowed down. No offer is coming together. And now you've got to call the sellers and talk about the thing nobody wants to hear:"Maybe we need to reduce the price." 👻

Before you make that call, loop us in.

A price change may absolutely be the right move. But depending on the property and the buyer pool, there may also be financing strategies worth exploring first, including how a seller concession or other structure could affect the buyer's side of the equation.
That conversation is especially relevant in this market. Buyers have more choices nationally, and affordability is still putting pressure on purchasing decisions. National Association of REALTORS®

We're not here to tell you how to price the house. We're here to help you see whether there's another financial angle worth putting on the table before your seller gives up equity.

Getting denied for a mortgage when you're self-employed can feel especially confusing when you know the money is coming in.
You're looking at your business thinking, "I make good money.
What am I missing here?"

Sometimes, it's not the income. It's how that income is being calculated and documented for mortgage qualification.

Seasonal income, business write-offs, fluctuating revenue, time in business, tax returns and reserves can all affect the picture. And two people who look pretty similar on paper can end up with very different outcomes depending on how their file is structured and which loan guidelines apply.

That's why we'd rather look at the full story before telling a business owner what they can or can't do.

If you're self-employed and buying a home is somewhere on your radar, even if it's 6 or 12 months away, DM us "SELF." We can start looking at the pieces now so you know what you're working with.
And if a bank already told you no? That doesn't automatically mean another lender can say yes, but it can be worth getting a second set of eyes on it.
