What you’re watching is the future. 👀🏡

We used AI to transform raw construction into the finished vision — and the result is unreal.

5 BR | 6 BA | 4,500 SQ FT | $1,850,000
📍 Sylvan Heights, Nashville

Modern sophistication meets elevated living. Soaring ceilings. Three levels of covered porches and balconies. A bonus room with a wet bar made for entertaining. A private mother-in-law suite. Every detail designed with intention.

This isn’t just a home — it’s a statement.

Sylvan Heights is one of Nashville’s most coveted addresses, and this property is about to set a new standard.

Meet Ryan Newton, a local real estate investor.

This is part 1 of a series where I ask Ryan about his inspiration behind this project, how he handles adversity, and a walk through of the property discussing what he plans to do and why.

This one is nearing completion and is going to make a real splash when it hits the market!

Part 2 of 3 with Real Estate Investor Ryan Newton

You’ll want to take notes as Ryan shares some valuable lessons he’s learned in his career 📝

I sat down with one of Nashville’s most intentional luxury builders and asked him one question: why?

Why this. Why here. Why like this.

And what he walked me through changed the way I look at new construction.

Every detail in this home was a decision — nothing was accidental.

The kitchen wasn’t designed to just cook in. It was designed to live in. The layout, the finishes, the flow — built for the person who entertains without thinking about it, who wants function that feels like art.

The indoor/outdoor spaces blur the line between inside and out in a way that makes you forget there’s a wall at all. Multiple transition points. Multiple experiences. Morning coffee feels different than evening entertaining — and he designed it that way on purpose.

The bathrooms — floor to ceiling fluted luxury marble. Not an accent. Not a feature wall. All of it. Because he believed if you’re going to do something, you commit to it completely.

This is what happens when a builder stops asking “what will sell” and starts asking “what will last.”

If you want to see the full walkthrough, drop a comment or DM me — this one won’t last long.

Most people wait until it’s finished.

The smart ones don’t.

This property is available today—and instead of asking you to “trust the vision,” we built it for you.

What starts as framing turns into a fully realized luxury home—right before your eyes.

Same property. Two timelines. One opportunity.

Lock it in before the market sees what it becomes.

📩 Reach out for details, plans, and pricing before it’s gone.
