One client is getting ready to close, another client is searching for their next property, and the day started long before either appointment.

Closing looked a bit different for me today.

You may be used to the nice attire, nice gifts, beautiful videography features, etc.

But, not for this closing. My buyer is an out of town investor (California) and had prior arrangements.

So, “how did he close from California, Will?”

Im glad you asked! The title company scheduled for a local mobile notary to meet with him to sign his closing documents at the comfort of his home.

& when you are ready to relocate or invest here, I will make sure the title company does the same for you!

Im ready to help you with your first or next purchase!

Not every day in real estate involves showing homes or handing over keys. 🔑🏡

Some days are spent behind the screen, researching properties, comparing options, and finding opportunities that align with my client’s goals.

The work starts long before the showing. taken in Houston, Texas by @thewillchapman

“So, buying real estate isn’t the flex anymore?”

My perspective? Buying real estate will FOREVER be a flex!

But should it be treated as a trend without the proper knowledge, financial structure, strategy, or long-term goals? Absolutely not.

People have invested in real estate for generations, and they’ll continue doing so.

The same goes for foreclosures. They happened decades ago, they’re happening today, and they’ll continue happening.

But just because someone loses their home doesn’t mean homeownership was a bad decision.

Instead of allowing foreclosure statistics or social media posts to discourage you, ask yourself: What circumstances led that homeowner to foreclosure?

It could be job loss, divorce, financial hardship, the passing of a loved one, an inherited property, or simply not knowing what options were available.

Every foreclosure has a different story, and that’s why EDUCATION matters.

Homeownership shouldn’t be about following trends. It should be about making informed decisions that align with your financial position and long-term goals.

And if you or someone you love is currently facing pre-foreclosure or has an upcoming foreclosure sale date, don’t wait until it’s too late to explore your options.

My team and I can help you evaluate your situation, explore potential solutions, and determine the best available path forward, whether that’s keeping your home, selling, or considering other alternatives.

Every situation is different, and no outcome is guaranteed, but understanding your options is the first step.

Let’s bridge the gap through education, not fear. 🏡💚 taken in Houston, Texas by @thewillchapman

When people ask what I do, it can be difficult to give one simple answer, not because I’m doing random things, but because everything I do falls under one umbrella:

•Housing.
•Impact.
•Service.
•Community.

Some may think, “He was just doing this, now he’s doing that.” But I’m not switching lanes. The lanes connect.

Today reminded me of that.

What I thought would be a normal intake at one of my shared living homes became an opportunity to connect with a gentleman rebuilding his life after incarceration.

He’s been home less than 18 months, maintained employment for about a year, secured transportation, and continues moving forward. I had the opportunity to pour into him, and he poured wisdom right back into me.

Moments like this remind me why becoming an investor and Realtor made sense.

Real estate isn’t just about selling houses. The Property can create stability, build wealth, provide affordable housing, and sometimes give someone the environment they need for a fresh start.

That’s my ecosystem:

-Real Estate.
-Housing.
-Education.
-Community.
-Wealth.

Different branches of the Same tree.

I use housing, real estate, education, and relationships to create opportunities for people aka 𝐁𝐫𝐢𝐝𝐠𝐞 𝐭𝐡𝐞 𝐆𝐚𝐩!

If you or someone you know needs a stable place to call home while working toward their next chapter, I currently have two rooms available. Message me privately.

Sometimes a room is more than a room. Sometimes it’s the starting point.

In the video I mentioned that offer 1 did not make sense for my buyer, guess what, since then they have dropped the price by $22,100.

We have Negotiated more seller’s concessions.

& We have an anticipated closing date for next week but we are pushing for this week. Fingers crossed! 🤞🏾

Let’s get my buyer across the finish line!

Who’s Next? 👀

As difficult as it may be to face a hardship like pre-foreclosure, one of the most important things you can do is talk to someone and understand your options.

That someone could be me and my team.

We’ve assisted families facing difficult circumstances by helping them understand their situation, explore the options available to them, and determine what solution may make the most sense based on their individual circumstances.

Sometimes the solution may be finding a way to keep the home.

Sometimes it may be selling the home before foreclosure.

And sometimes the first step is simply understanding what options you actually have.

If you or someone you know is facing pre-foreclosure and need assistance even if you just need someone to help you understand the process, feel free to reach out.

You do not have to comment publicly under this post. I understand how personal and difficult these situations can be.

Send me a direct message or contact me privately.

The worst thing you can do is ignore the situation and hope it goes away. The earlier you understand your options, the more options you may have.

🏡 HOMEOWNERS & FUTURE HOMEOWNERS, I have a question for you.

Something came up more than once at yesterday’s open house which was the “backyard space.”

So I’m curious…which would YOU choose? 👀

A: A 2,000 sq. ft. open-layout home in a beautiful, desirable community, with a smaller backyard space and a higher price.

OR

B: A smaller home with a BIGGER backyard, in a decent neighborhood that may not be up and coming, but at a cheaper price.

You can’t say “neither.” 😂 You HAVE to choose.

tell me WHY. 👇🏾 taken in Houston, Texas by @thewillchapman
