Houston New Construction & Incentives 🏗️

POSTS STORIES REELS

Too many buyers hear “you don’t qualify” and assume that’s the end of the conversation.

Sometimes it is.

But a lot of times, it isn’t.

Every builder has different incentives. Every lender structures loans a little differently. And every deal has room for negotiation if you know where to look.

The buyers in this video had already walked away from another new construction home because the numbers didn’t work. Instead of giving up, we took a different approach—and today they’re under contract on a home they didn’t think was possible.

If you’re thinking about buying a new construction home in the Houston area, don’t make one of the biggest mistakes I see buyers make:

Walking into the model home without your own representation.

It doesn’t cost you anything extra, but it can absolutely change the outcome.

Everyone keeps talking about interest rates…

Meanwhile, my clients just got more than $45,000 knocked off the asking price of a home listed at $415K.

Houston recently hit record-high inventory, and that means buyers have something they haven’t had much of in years: leverage.

More choices. More motivated sellers. More room to negotiate on price, concessions, repairs, and even rate buydowns.

Does that mean every house is a deal? Absolutely not.

But if you’ve been sitting on the sidelines waiting for rates to drop, don’t ignore what’s happening with prices and negotiating power right now.

Sometimes the best opportunity is when everyone else is waiting.

🚨 I think I just found the best new construction deal in Houston this week…

Not every builder incentive is actually a good deal.

Some sound amazing until you run the numbers.

This week, I put one of Houston’s hottest new construction opportunities through my WRIGHT Deal Score, and one builder stood above the rest.

🏡 Week 1 Winner: David Weekley at The Highlands

This isn’t just a builder throwing around a flashy incentive. When you combine the price, financing options, flex cash, quality of construction, and the community itself, this one is hard to beat.

That’s exactly why it earned a 9.1/10 on the WRIGHT Deal Score.

If you’re thinking about buying new construction, don’t walk into a model home without knowing which builders are actually offering the best value. The difference can easily be tens of thousands of dollars.

💬 Comment “DEAL” and I’ll send you this week’s updated builder incentives and show you how to make sure you don’t leave money on the table.

Apparently Teddy has some VERY strong opinions about the Houston housing market… 💩😂

But between Daddy Dooties, here’s something that might surprise you:

The average single-family home in Houston rents for around $2,400/month.

So what would it cost to BUY a $300,000 home with just 5% down? 🏡

The difference may be a lot smaller than you think.

Yes, rates are higher. Yes, owning comes with additional costs. And no, buying isn’t the right move for everybody.

But if you’re already paying $2,400+ a month in rent, don’t automatically assume you can’t afford to buy.

📲 DM me “BUY” and let’s run the numbers for your situation.

Payment shown is an estimate for illustrative purposes only. Actual payment varies based on credit, interest rate, loan program, taxes, insurance, PMI and other factors. Subject to credit approval.

I tour a lot of homes, but every once in a while one makes me slow down and take a second look.

3817 Aberdeen Way is one of them.

Clean, bright interiors, beautiful finishes, and a backyard that feels completely removed from the middle of Houston.

Currently offered in the Southgate area, just minutes from Rice Village, the Medical Center and West University.

What do you think — interior or backyard?

I honestly don’t know where the time went….feels like we just found out we were going to be parents a few weeks ago and here we are dropping our oldest off for his first day of school! 🤯

It came WAY too fast and something tells me while it seems like high school and college are way far off right now, that it too will come and go all too quickly.

Good luck to and for all of the parents and children going back to or starting school right now! by @thewrightrealtorhtx

For me, this is exactly why I got into real estate.

I’ve spent most of my adult life in sales and marketing, but nothing has been more rewarding than helping young families buy and sell homes that become the backdrop for a lifetime of memories.

A house is more than four walls. It’s where kids take their first steps, birthdays are celebrated, holidays are shared, and countless memories are made. Being trusted to help families through one of the biggest milestones of their lives is something I’ll never take for granted.

I’m incredibly grateful that Matt and Alicia trusted me to help them sell their home and make the move into a beautiful new David Weekley home. Congratulations, you two—I can’t wait to see all the memories your family creates there! by @thewrightrealtorhtx

If your home was damaged during Hurricane Beryl, this is something you should know.

The City of Houston has approved a homeowner assistance program that could provide up to $100,000 for eligible home repairs and, in some cases, even more for reconstruction. Applications are expected to open soon.

I’m not affiliated with the program—I just wanted to make sure Houston homeowners know it’s out there.

If you think you might qualify, check out the official City of Houston Disaster Recovery page below for updates and application information.

Becoming a dad completely changed the way I look at homes.

Sure, I still negotiate hard, chase the best deals, and make sure my clients don’t overpay.

But now I also find myself asking different questions…

🏡 Is this a street where kids can ride their bikes?
🌳 Is there a park nearby?
👨‍👩‍👦 Is this a neighborhood where a family can really put down roots?

A house is more than square footage and finishes. It’s where birthday parties happen, bikes are ridden for the first time, and family traditions begin.

Helping families find that place is one of the most rewarding parts of what I do.

If you’re thinking about buying or selling in the Houston area, I’d love the opportunity to help you do it the WRIGHT way.

❤️ What’s one thing you look for in a neighborhood that mattered a lot more after you had kids?
