The story of the highest sold home in Lower Makefield Township History.

Proud of all the excellent work that went into this record breaking sale. Grateful to be able to serve exceptional people.

I hear it all the time from people who say, "It's just not the right time to buy," or "It's just not the right time to sell."

The reality of the situation is, if you are selling a house and buying a house locally, you are subjected to the exact same market conditions at that time. If prices come down, guess what? Both the price of the home you are buying and the price of the home you're selling have come down.

If you are waiting for interest rates to go down to get a more manageable payment on your next home, I can understand that. But you should also understand that when interest rates come down for a period of time, prices are going to skyrocket. There's really no guarantee that you're going to get a better payment on a house with a lower interest rate in a competitive market compared to a softer market with higher interest rates.

What I found is, more often than not, it's not the timing of the market that is pausing the home search. It's just that you are not ready yet and that's okay. My job is just to make it happen when you are ready and to give you the best guidance and information I possibly can.

There are two exceptions to this:
1. Cash buyers because cash buyers would strictly be concerned with buying the home at the lowest possible number since they are not affected by interest rates.
2. People who are not interested in selling their existing primary residence, and therefore are less impacted as markets trend downward.

My advice is that it is always best to start early and get your specific plan in place (everybody's plan is different). If you want to talk about potential options for you and my assessment of where this market's going, you can always reach out to me directly. by @thomaskennedygroup

🗞️ EXTRA! EXTRA! A DOYLESTOWN DOUBLE WIN! 🏡🔥
SOLD OVER ASKING. BOUGHT BELOW LIST. AND WE DID IT WITH A HOME SALE CONTINGENCY! 💥
Some real estate transactions are just special. I'll remember this one for a very long time!

My amazing clients (and longtime friends) Andrew and Nicole just pulled off an incredible real estate doubleheader right here in Doylestown, PA!
🏡 FIRST, THE SALE:
✅ Multiple offers received
✅ SOLD OVER asking price
✅ Flexible terms that worked in their favor
🏡 THEN, THE PURCHASE:
✅ Purchased BELOW list price
✅ Negotiated seller credit
✅ Got it done WITH a home sale contingency
Two homes. Two successful closings. One incredible outcome. 🙌
This is EXACTLY the kind of transaction I love most about being a real estate agent.
When I have the opportunity to represent my clients on both the selling AND buying side, I can help coordinate the moving pieces, negotiate strategically, and work toward the best possible outcome on both ends.
But here's the part that means the most to me...
Andrew and I have been friends for about 7 years, and this marks my FIFTH real estate transaction with him and Nicole. FIVE!
And as if that weren't enough, Andrew has consistently supported my business by referring friends and family and introducing me to other amazing people who have become clients.
That kind of trust and loyalty is something I will NEVER take for granted.
Andrew and Nicole, thank you for believing in me, trusting me with these huge life decisions, and continuing to support my business year after year. People like you are the reason I love what I do.
I'm beyond grateful for your friendship, your loyalty, and the opportunity to be part of another exciting chapter in your lives.
Five transactions. Countless referrals. Years of friendship. And one more incredible success story. 🥂
Congratulations, you two! You deserve every bit of this win!

💬 Thinking about selling your home AND buying another? With the right strategy, you might be surprised what's possible.
📩 Send me a message. I'd love to help you make your next move a winning one, too!

🏡 Sometimes the best-laid plans don’t go according to plan. Buckle up for story time.

Linda and Carl reached out to me after a recommendation from Linda's son, Andrew. Their goal was simple: find their next home, ideally sell their current home in Newtown before closing, but have the flexibility to purchase first if necessary.

Sounds straightforward, right? Well...😂

We started shopping and found a home they loved. We submitted the highest and strongest offer… AND LOST.

Wait, WHAT?! 🤯 How does that even happen?!

But sometimes a disappointment is just a detour to something better.

The SECOND home they fell in love with was the one. And this time, we weren't taking any chances. Just ONE day on the market, and we secured their dream home, shutting out the competition before anyone else could get in our way.

Mission accomplished. Or so we thought.

There's an old saying: "We make plans, and God laughs."

Well, God must have been having a good chuckle because things were about to get interesting!

Our original plan was to close on their new home in Doylestown and give Linda and Carl plenty of time to prepare their Newtown home for sale.

But a few completely unforeseen obstacles threw a wrench into that plan.

So what did we do?

We PIVOTED. We adjusted. And we EXECUTED. 💪

Linda and Carl trusted my recommendations and wasted absolutely no time putting them into action.

Here's what happened next:

🔥 5 days of Coming Soon marketing
🏡 1 day of showings
👀 30+ showings in that single day
📝 6 offers received
💰 $60,000 OVER asking price
✅ NO inspections
🏆 A NEW NEIGHBORHOOD RECORD!

And just like that, what could have been a stressful situation turned into an incredible success story. We closed the sale of their Newtown Home prior to closing on the purchase of their Doylestown home.

Here's the thing about real estate: You can have the perfect plan, but you can't plan for everything.

Markets shift. Circumstances change. Unexpected challenges arise.

The right team makes all the difference. Big thank you to my assistant Tracy and to my mortgage broker Yury Shraybman!! This would not be possible without you!

Congratulations to Carl and Linda!!! by @thomaskennedygroup

You can work for months and do everything right and one mistake can ruin everything.

On my team my agents get real support, real problem-solving support, real emotional regulation, real education and it makes a real difference in their business.

One of my favorite team success stories is an agent on my team right now who came to me doing zero deals a couple years ago, and this year is going to close close to $8 million in sales.

If you know an agent who would benefit from my experience and from the support of my team then share this post
