☀️ Mostly rain with a chance of negotiations.

The forecast: more inventory, more choices, and buyers finally getting a little breathing room. August saw 1,738 new listings, 1,549 homes sold, 2,896 active listings, and a median sales price of $782,500.

Moving is exciting. The process of getting there? That can feel like a lot. 📦🔑

The secret to a smoother move often starts long before moving day: planning ahead, letting go of what you don’t need, packing with intention and making those first few days in your new home as easy as possible.

A few things I always recommend:

• Start earlier than you think you need to
• Declutter before you start filling boxes
• Label for unpacking, not just packing
• Keep a first-night box within reach
• Handle movers, utilities + address changes ahead of time
• Once you arrive, start with the bedroom, bathroom + kitchen

And then? Give yourself some time.

You don’t need every box unpacked or every room perfectly finished in the first week. A new house becomes home little by little.

Our buyers toured this home in the afternoon, loved it, and by that same evening, we were UNDER CONTRACT. 🔑

While they headed home, we went to work behind the scenes, negotiating the price, terms, contingencies, and every important detail to put our clients in the strongest position possible.
