The truth is… the future of industrial real estate may not be bigger warehouses.

It may be faster ones.

Product doesn’t need to sit anymore.

It moves.

Truck → building → truck.
Sometimes within minutes.

That’s the power of CROSS-DOCK facilities.

1️⃣ Goods arrive
2️⃣ They’re sorted immediately
3️⃣ They leave for the next destination

No long-term storage.
No inventory sitting on racks.

Just speed.

And in a world where consumers expect same-day or next-day delivery, speed becomes the most valuable asset in logistics.

Which raises a big question…

Will the most valuable industrial buildings in the future be the ones designed for storage…

Or the ones designed for flow?

Because everything in logistics is moving toward one thing:

FASTER MOVEMENT FROM FACTORY TO FRONT DOOR.

It’s been a minute since I’ve posted a video on here.

So I figured it was probably a good time to properly introduce myself.

A little bit about where I came from, how I got into real estate, what I’ve been building over the years, and what I’m working toward now. taken in Toronto, Ontario by @tom.clancy.cre

  Multiple offers → unconditional $28,500,000.
That’s the power of strategy in a tough market.

Grateful for the trust. More coming.

On to the next one.

The Canadian real estate model is changing.

For years, investors relied on:

* Appreciation
* Cheap debt
* Long-term tenants

That model is under pressure.

Higher rates + tighter margins = less room for error.

So where are we seeing real cash flow?

Large-format short-term rentals.

Properties that accommodate 12–16+ guests.

Here’s why:

* Higher revenue per booking
* Strong demand for group travel
* Flexible pricing vs fixed rents
* Experience-driven stays outperform commodity housing

What’s my favorite part of this business?

It’s not just the deals.

It’s the PEOPLE behind them.

I get a front row seat to the businesses my clients have built… and every single time, I learn something new.

What if I told you I bought a property without borrowing a SINGLE dollar from the bank?

The property was $1,000,000.

I put $200,000 down and the remaining $800,000 was financed through a Vendor Take-Back (VTB) mortgage from my parents.

Instead of paying hundreds of thousands of dollars in interest to a bank over time, those interest payments stay within our family.

If your parents or another family member doesn’t need immediate access to their capital, this can be a powerful strategy that benefits everyone involved.

It’s not the right fit for every family, and you still need proper legal and tax advice, but too few people even know this is an option.

Have you ever used a VTB, or would you consider it?

Commercial real estate is usually the easier investment, if you can handle the front end.

Residential can get emotional. Commercial is just numbers: you look at the income coming in and you know what you need to buy the building for.
You can run the numbers on a house too, but a residential deal comes with far more problems. In Ontario, the Landlord and Tenant Board is not very favourable to investors. On the commercial side you have far more power as the landlord, and in most cases the tenant is signing a three or five year lease.

The catch is the time up front, buying the property and finding the tenant. Once you've done that, you're laughing. by @tom.clancy.cre

It's not all wins in this industry.
This is the most money I've ever lost in commercial real estate deal.

I was a limited partner in a 24-unit apartment building. The plan was to add floors on top and raise the rents, and prices were still climbing, so everyone said the same thing: you can't lose, get it while it's hot. I bought into it.

The city of Toronto took years on the approvals. The first bad sign was a call for more capital, so I put more in. Even with the extra money the deal didn't have legs. The addition never got approved, the project was terminated, and we sold the building at a loss.

I'm a little wiser now. Work with people you know intimately and trust fully. Or better yet, do it yourself. by @tom.clancy.cre

@kravet1918 The most expensive piece in the showroom is the one you might walk right past.

We asked to see it, and it's this fabric. It's only 23 inches wide, about half the usual width, because there's an actual person weaving it.

Hand woven, not machine woven. That's the real deal. by @tom.clancy.cre

Before I invest, I walk the neighbourhood and talk to the neighbours. People think I'm crazy. I do it every time.

What's happening at the property three doors down? Who's the tenant, and are they going to affect yours? Who has a permit in with the municipality right now for an addition, and what is that addition going to do to the value of your building?

None of that comes up on the tour. Commercial real estate is an entirely different game.
