We didn’t just design around the view at Isthmus. We designed around the sun.

Warm wood, woven textures, stone that glows by late afternoon. Every choice here was made knowing exactly how the light would hit it.

This is what happens when the sun gets a seat at the design table.

Summer may be over, but the pool days don’t have to be, not at 409 Bayview.

The mid-level pool is the architectural hero of this home. Set between living levels rather than tucked in a backyard, it turns everyday indoor-outdoor flow into a resort-style moment. It’s an urban lot doing things urban lots aren’t supposed to do, and no small structural or waterproofing feat to pull off.

More from 409 Bayview.

White oak from @casablancllc , installed by Gatt. Moroccan Zellige tile, handcrafted. Custom cabinetry from @vsi_inc. Marble finishes throughout. Weathershield windows.

None of this is arbitrary. Every material is traceable to a specialist who understands their craft, which is the kind of quality that doesn't show up in a walkthrough. It shows up ten years later.

Can I tell you what I actually care about? Not a room that makes a statement. A room that means something.

Project Isthmus was slow, on purpose. We stayed close the entire build — not because we don't trust the process, but because the good-room-vs-unforgettable-room gap comes down to details most people never even notice.

Then we layered it up. Furniture, antiques, custom pieces built for this house and nowhere else on earth.

We weren't going for impressive. We were going for the kind of moment that stops you before you know why.

This is 409 Bayview in Manhattan Beach.

Most homes put the pool in the backyard. This one puts it mid-level, connected to the main living space, so entertaining and the pool are never two separate things. It’s the kind of solution that only comes from designing around how someone actually wants to live, not just what fits on a lot.

Below it: a full wellness suite. Sauna, steam room, cold plunge, wet bar. Above it: a rooftop deck with views of the Bay, Catalina, and the Pier.

This home was designed by the owner, for the owner’s lifestyle, in collaboration with @tomaroarchitecture. Every material choice, from white oak flooring to handcrafted Zellige tile, was sourced and executed by specialists who understand their craft.

More to come on 409 Bayview.

Newly completed project in Hermosa Beach!

When a team of individuals is truly committed to their craft - every detail, material, and object is deeply considered. This is the result.

A stunning new design taking shape on the Palos Verdes Peninsula.

Defined by low, horizontal lines, expansive glass, and a strong connection to the landscape. And, of course, incredible ocean views. by @tomaroarchitecture

First Street has been one of our favorites to share, and we are not done yet.

Double height ceilings, walls of glass, marble that moves through the kitchen and into the living space. A home that rewards every angle.

We are excited to share a few images of a recently completed project in Manhattan Beach.

This was a unique project designed around openness, light, and a direct connection to the sea. The home is organized around a central courtyard, creating an outdoor living space that becomes an extension of the interiors. Large openings and carefully aligned sightlines allow views to carry through the house toward the ocean beyond—bringing together architecture, landscape, and the heartbeat of coastal living.
