As the Charleston area continues to grow, local zoning boards are facing a recurring question: how much can they do to protect trees when developers want to build?

Charleston’s Board of Zoning Appeals recently approved the removal of 25 grand trees near Ashley River and Dogwood roads in West Ashley to make room for approximately 100 housing units. In June, the board also approved the removal of 22 grand trees and 10 protected trees on Grand Oaks Boulevard.

Residents and tree-preservation advocates argue that the variance process makes it difficult to save trees when they conflict with development plans. County planners say they work with applicants to preserve as many trees as possible, and approvals can include conditions such as replanting or contributions to the county’s tree fund.

As development continues across the Lowcountry, the question remains how to balance new housing with preserving the trees that shape the area.

What do you think? Should local boards do more to protect trees, even if it means changing development plans?

Charleston is the setting for @housebeautiful 2026 Whole Home, the magazine’s annual design project exploring how thoughtful architecture and interiors can shape the way people live.

Located in Ansonborough, one of downtown Charleston’s historic neighborhoods, the project features two side-by-side condominiums built by @bennett_hofford_construction

Rather than creating one showhouse around a single vision, this year’s project explores two different approaches to living in Charleston, bringing together historic surroundings, modern design, and the city’s emphasis on hospitality.

The location puts the homes within walking distance of downtown restaurants, shops, and the architecture that makes the peninsula distinctive.

Hurricane Isaias is the first hurricane of the season, with maximum sustained winds of 85 mph. The storm is currently over the Gulf and is expected to make landfall as a Category 2 hurricane somewhere between the Mississippi coast and Florida Panhandle late Friday into early Saturday.

For Savannah and Charleston, the main concerns this weekend are heavy rain, localized flooding, gusty winds and rough coastal conditions.

Rain will build in Friday evening and continue through Sunday morning, with 2–4 inches or more possible. Saturday is expected to be the wettest day. Wind gusts of 30–35 mph are also possible.

The overall severe weather threat is low, but tropical systems can produce short-lived, fast-moving tornadoes, particularly on their northeast side. Residents should have multiple ways to receive weather alerts.

Coastal areas could also see 5–6 foot waves, dangerous boating and beach conditions, and an increased risk of rip currents.

The storm is still developing, so conditions and the forecast for the Coastal Empire and Lowcountry could change as Isaias moves closer.

The @citycharlestonsc has been working on a new code designed to make zoning rules easier to understand, with less text and more illustrations and graphics.

The rewrite would also add a Low Elevation Overlay to identify some of the city’s lowest and most flood-prone areas. It would address things like development in low-lying areas, pedestrian connectivity, and traffic.

City officials say the updated code would also make approval processes more predictable and address some of the gaps identified during the city’s review of the demolition of the Emma Abbott Memorial Chapel at 52 Cooper St.

The city is inviting residents to learn more and discuss the proposed code at Peninsula Plan Open Studio Hours on October 22.

Officials expect the new zoning code to be finalized early next year.

South Carolina is proposing changes to the regulations governing private recreational docks in the state’s eight coastal counties.

The South Carolina Department of Environmental Services is hosting an information session on October 13 from 5:30–7:30 PM at North Charleston City Hall to explain the proposed changes and answer questions.

The changes would update how new private and joint-use docks are regulated, including how allowable dock size is determined based on creek width. Existing permitted or grandfathered docks could still be maintained, and storm-damaged docks could still be repaired or rebuilt to their previously approved size and location.

The proposed rules would not apply to community docks, commercial docks, or marinas.

SCDES received more than 250 comments during the first public comment period. A formal public hearing is scheduled for October 27 at 10 AM in Columbia, where members of the public can submit official comments.

The October 13 information session will also be available online through Microsoft Teams.

For the first time in more than 30 years, there were no hurricanes threatening the East Coast during September.

Three tropical storms did form in the Atlantic, but none became hurricanes. September is usually the peak of hurricane season.

A strong El Niño is partly behind the unusually quiet month, bringing wind shear that can make it harder for tropical systems to develop.

Now that we’re into October, there’s a chance the Atlantic could go the entire season without a hurricane, something that would be pretty unusual.

Meanwhile, @noaa is scaling back some El Niño research, even as scientists say studying the phenomenon could help with future hurricane and flood forecasting.
