JUST SOLD 🏡✨

I know I say this with every home sale, but this one was truly special.

I met these clients years ago when we were all learning how to live a new way of life. Since then, I've had the privilege of watching them grow, build a beautiful life together, and overcome challenges with grace and determination.

Today, they are homeowners.

As first-time buyers, they recognized an opportunity in this market and took a leap of faith. Just in time for the holidays, they'll be celebrating in a home of their own.

I'm incredibly proud of them and so grateful they trusted me to be part of this milestone. One of the greatest gifts of recovery is watching people create lives beyond anything they once thought possible. Helping make homeownership a reality for people I care about deeply is something I never take for granted.

Congratulations, my friends. This is just the beginning. ❤️

Referrals are the heartbeat of my business. Thank you for trusting me. 🤍

Here’s the truth: Social media makes it seem like everyone your age is already buying houses, debt-free, and building empires. The reality? Most people are still figuring it out — and the timelines are not as early as you think.

👉 The key isn’t comparing yourself to others, it’s creating your own plan. Whether that’s getting financially ready to buy in 12 months or exploring what’s possible right now, the first step is having a clear strategy.

📩 Send me a message, and let’s look at your numbers together. I’ll help you see what’s realistic for you — and how to move toward homeownership without feeling “behind.”

If you could go back to one day, one time, one moment… what would it be? 🤍

Not to change anything. Just to live it one more time.

We spend so much of life looking forward to the next thing — the next house, the next chapter, the next milestone. But some moments are worth pausing on.

So tell me — what moment would you go back to? by @traciedalke

25 on the 25th. ❤️

Twenty-five years ago, you changed my life forever.

You made me a mama. You gave me purpose. You gave me a love so unconditional and so profound that it became the foundation for everything that came after.

We've grown up together in a lot of ways. Through every chapter, every challenge, every victory, and every milestone, we've always cheered each other on.

Looking through these photos, I see so much more than memories. I see football games, hugs that said more than words ever could, dances we'll never forget, and a lifetime of moments that remind me just how lucky I am to be your mom.

I'm endlessly proud of the man you've become. Kind, strong, resilient, and uniquely you. Your future is so bright!

No matter how many birthdays come and go, one thing will never change:

I got you, and you got me. Forever.

Thank you for making me a mama. Thank you for giving my life purpose. Thank you for being one of the greatest blessings of my life.

Happy 25th Birthday, bubbs. I love you forever, I like you for always. As long as I'm living my baby you'll be. ❤️

Here’s what I always encourage buyers to consider when purchasing their first home:

Buy within your budget. Just because you’re approved for a certain amount doesn’t mean you need to spend it all. Leave room for maintenance, savings, and everyday expenses.

Think about resale value. Location, layout, and neighborhood demand can make a big difference when it’s time to sell. You want a home that appeals to future buyers, too.

Look for opportunities to build equity. Paying down your mortgage can help you build equity over time, which you may be able to put toward your next home.

Don’t overlook a home with potential. Cosmetic updates can happen over time. A home with good bones in a desirable location may be worth considering, even if it doesn’t have your dream kitchen yet.

You don’t have to buy your forever home first. Sometimes the smartest purchase is the one that helps you get there.

🏠 Affordability 101: How much house can YOU actually afford?

Before you fall in love with a listing, know your numbers. Here's the quick math lenders and agents use:

Step 1: The 28% rule

Take your gross monthly income × 0.28 = your max monthly housing payment (mortgage + taxes + insurance + HOA).

Example: $8,000/mo income → up to $2,240/mo for housing.

Step 2: Check your debt-to-income

Add up ALL monthly debts (car, cards, student loans + the new mortgage). Lenders want that total under 43% of your gross income.

Step 3: Subtract the extras

From your 28% number, subtract estimated property taxes, homeowners insurance, and HOA dues. What's left is your principal + interest budget — that's what the loan officer works with.

Step 4: Down payment reality check

You don't need 20%. Options range from 3% conventional and 3.5% FHA to 0% VA or USDA loans. Waiting to save 20% can cost you more in price gains than PMI would.

💡 Pro tip: get pre-approved BEFORE you tour. It tells you exactly where you stand and makes your offer stronger when you find the one.

Thinking about buying in East King or Snohomish County? Let's run your numbers together — no pressure, just clarity. 📩

Being a real estate agent is a weird thing.
.
You go your whole life being told not to talk to strangers and now I meet strangers in random houses.

Sometimes I question my life decisions 😂

New homeowners, listen up! Buying the house is only the beginning. Avoid these common money traps and keep more cash in your pocket for the upgrades that actually matter. 💰👇

Buying all new furniture at once
Live in the space first before filling every room.

Over-decorating immediately
Your style will evolve once you settle in.

Ignoring energy efficiency upgrades
Spending hundreds extra every year on utility bills.

DIY projects beyond your skill level
A $50 fix can quickly become a $5,000 repair.

Fancy landscaping right away
Wait to see how you actually use your yard.

Buying every tool imaginable
Rent or borrow specialized tools you'll only use once.

Upgrading perfectly functional appliances
Use them until replacement is truly necessary.

Subscription services for everything
Security monitoring, maintenance plans, and warranties add up fast.

Impulse purchases at Home Depot & Target
Every homeowner knows the "just one thing" trip that turns into $300.

Skipping routine maintenance
The biggest waste of money is paying for expensive repairs that could have been prevented.

The smartest homeowners aren't the ones who spend the most money... they're the ones who spend it strategically. The most common trap? Feeling like you have to renovate, furnish, and upgrade it all right away.

Here's the truth: your home doesn't need to be perfect on move-in day. It needs to fit your life and protect what you've invested.

Buyers: Keep a cushion for repairs, upkeep, and surprises. Move-in excitement shouldn't drain it.

Sellers: Before you invest in prep, find out which updates buyers in your specific neighborhood will actually pay for.
