You don’t time the real estate market.

Rates go up and down. You know what doesn’t? Prices.

There has never been a 10 year period in the history of the market that prices didn’t go up and it’s only gone down year over year 6 times in history and 4 of those were consecutive during the mid 2000’s when we were paying the price for sub prime and no doc loans.

The best time to buy or sell is whenever you are ready, willing and able and plan to live in the house long term. If not, then you rent, and that’s ok too but there is no such thing as timing the residential real estate market.

I’m Tracy, a local and real estate agent helping buyers and sellers in Georgia.

Guess who’s new to West Midtown?
Nadeau, the furniture and gift store.

They closed the Peachtree Battle and Marietta store and now have on in West Midtown. They’re located on Ellsworth

Industrial in between shops Peridot and Olaria.

They are still moving things in but it’s worth taking a look if you need furniture, pillows or gifts. If you go let me know what you think.

I’m Tracy, a local real estate advisor keeping you informed of new local places and things to do around town.

This is the most charming home and if I was in the market I’d buy it! If you’re looking for an updated historic home this could be the one. This one won’t last long.

Comment ADAIR and I’ll send you all the details for this amazing bungalow.

Here’s the thing about Adair Park—you’re not just buying a home, you’re buying a piece of Atlanta history.

This charming neighborhood is known for its beautiful historic bungalows, tree-lined streets, and that unmistakable Atlanta character.

And the location is hard to beat. You’re just minutes from the BeltLine and Lee + White, with its restaurants, breweries, and local spots to explore.

So if you’ve been looking for a home with character, in a neighborhood with history, while still being close to everything the Westside has to offer

you might want to take a look at this one.”

This post isn’t trying to convince anyone to BUY NOW. Just showing the national data and waiting for lower rates isn’t always the move.

Buying now beat waiting two years 61% of the time, according to a new study from AD Mortgage that analyzed 23 years of housing data across all 50 states + DC, from 2000 through 2022.

The study compared two scenarios: buying a home that year or waiting two years to buy.

It factored in home prices, mortgage rates, a 15% down payment and the additional: savings a buyer could accumulate while waiting.

Across every state and year combination, buying sooner came out ahead 61% of the time.

Obviously, the results varied upon the location.

But another interesting finding was that lower mortgage rates didn’t automatically make waiting the better move.

Rates could fall while home prices climbed enough to wipe out the benefit of waiting. In some periods, buying at the higher rate still produced the better financial outcome.

The point isn’t that buying now is always better.

It’s that waiting for the “perfect” rate doesn’t guarantee a better deal either.

Have questions contact call or text me at 404-271-1076.

72% OF ATLANTA HOME SALES NOW INCLUDE SELLER CONCESSIONS?!

If you’re trying to navigate the Atlanta real estate market right now, the playbook has officially changed.

We’ve officially shifted deeper into a buyer’s market, and sellers are throwing in major incentives to get deals across the finish line.

In fact, Atlanta’s concession rate just hit a staggering 72.8%—up from the 61-62% range we saw last year.

But what does that actually mean for you?

Here is what we are seeing the most right now to win deals:

Mortgage Rate Buydowns: Sellers are buying down interest rates (like 2-1 or 3-2-1 buydowns) to lower your monthly
payments for the first few years.

Closing Cost Assistance: Getting $10k to $20k upfront to cover lender fees, keeping cash in your pocket.

* Lump-Sum Repair Credits: Skip the hassle of fixing things before close-sellers are giving cash credits so buyers can handle upgrades on their own terms.
Whether you’re looking to buy and want to know how much leverage you really have, or you’re a seller needing to (stand out against the competition, strategy is everything in this market.

Call or text today Tracy at 404-271-1076 to chat about your real estate goals!

How to spot an agent worth referring in Atlanta

It’s not just someone who knows the market or has hundreds of closings under their belt.
It’s the agent who knows how to protect the people you send their way.

The agent worth referring is the one who can tell when a repair is worth pushing for, when an offer needs a closer look, when the house has red flags your friend might miss, or when the best advice is, “ know you love it, but I do not think this is the one.”

You are trusting someone with your friend, your coworker, your neighbor, or your family member, and I never forget that there is a real relationship behind every name sent my way.

If a friend of yours is buying or selling in Atlanta, send them my way. I would be honored to help.

You can reach me at 404-271-1076

Jerry and I met our friends John and Dale at El Tesoro on the Westside to watch the Beltline Lantern Parade. It was so much fun with great food, good friends and we ran into our son, Decker! Always a nice surprise to run into one of your kids when you’re out and about.
If you haven’t been to el Tesoro you should go and check it out! Great food and it was nice to sit outside by the Beltline. It’s a nice vibe!

Buying a home in Atlanta means having someone in your corner who does more than just send you listings.
Anyone can pull up a website and browse homes for sale.
What actually matters is having someone who knows when to slow things down and when to tell you the truth, even when it’s not what you want to hear.
Finding the house is the easy part. The real job is making sure it’s the right one for you, and that you don’t overpay or get burned along the way.
If you’ve been thinking about buying and want someone who’ll do that with you, send me a message. I’d love to help.
I’m an Atlanta local and real estate agent helping people buy and sell in our area. Follow for more real estate tips and local recs.

Whether you’re thinking about buying in Atlanta in a few months, six months or a year from now it’s never too soon to get prepared and ask questions.

A little history about the company.

The name “Krewe” and the frame designs draw heavy inspiration from New Orleans culture, the French Quarter, and local traditions like Mardi Gras.

Permanent location: The KREWE eyewear store in Buckhead is located at 56 E Andrews Dr NW, Atlanta, GA 30305.
