For our anniversary weekend we decided to get out and explore more of what Arkansas has to offer. We spent two days in Petit Jean State Park. We tried the Via Ferrata climb and yes I’m still afraid of heights. We also went hiking and cave exploring. Finch left his earthly body yesterday.
Our furry buddy was an angel who was truly happiest when snuggled up beside you. He came to us as a blind older dog so we knew this day would come. The heartbreak is immense but the 7 years together was worth it. Thank you, Finch!

Block out the noise.

We hear it way too much these days…

“I’m waiting to buy until rates come down.”

“Rates will change until after the 2028 election.”

But let’s look at the numbers.

$400,000 mortgage at 6.75%
≈ $2,596/month
2 years of payments: $62,304

$400,000 mortgage at 6.00%
≈ $2,400/month
2 years of payments: $57,600

That’s a savings of about $196/month, or $4,704 over two years.

Now let’s say you purchase the home for $420,000 and it appreciates at just 4% per year:

Year 1: $436,800
Year 2: $454,272

While you’re waiting for rates to drop, the home you want could be appreciating in value.

There’s no crystal ball. Nobody knows exactly when rates will move or where they’ll be two years from now.

Don’t try to time the market. Make the move that makes sense for your situation.

Buy the house when the numbers work for you. If rates improve down the road, you may have an opportunity to refinance.
