America's Top Housing Markets: What They Teach Us About Affordability and Growth
Des Moines stands out as the top U.S. metro for housing affordability and growth, a sharp contrast to markets like Los Angeles and New York, which continue to struggle at the bottom of the list. As someone who has spent over 25 years navigating California’s complex housing landscape—as both a broker and mortgage professional—I’ve witnessed firsthand how housing shortages, high costs, and layered regulations shape our local markets. These findings reinforce what many of us in the industry have long known: easing restrictive zoning laws is one of the most effective ways to boost supply and address affordability. The balance between growth and equitable access remains a defining challenge, and a thoughtful, integrated approach is key to sustainable solutions.

Questions to Ask Before Signing an LA Listing Agreement
Before you put your signature on any LA listing agreement, it pays to dig a little deeper into your agent’s experience and approach. With for-sale-by-owner transactions at an all-time low, finding the right agent is crucial. I always recommend that sellers look at an agent’s recent local sales, the pricing strategies they use, marketing plans, day-to-day management, and negotiation techniques. These details can make all the difference in maximizing your equity. After decades in California real estate and mortgage, I know how these factors impact your bottom line—especially when it comes to preserving more of your investment.

More high-rises could be coming to several California cities under housing density bill
There’s a significant proposal on the table that could reshape the skyline and housing landscape in several of California’s largest cities. A new bill is under consideration that would permit residential buildings between 150 and 450 feet tall specifically in transit hub areas—targeting cities with populations over 400,000 and multiple transit connections. The goal? Boosting housing density where it’s needed most. Having spent over 25 years navigating California’s real estate and mortgage sectors, I see this as both a challenge and an opportunity: smart growth strategies like this can help address housing shortages while creating new possibilities for homeownership and investment. As someone who’s always advocated for integrated solutions and equity-preserving approaches, I’ll be watching closely as this bill develops and what it might mean for both buyers and sellers in our evolving market.

If you're selling a home, you need to hear this.
Using our $900K example:
Traditional broker: 6% commission = $54,000
REFU 1% commission = $9,000
That's $45,000 staying in your pocket.
Stop leaving money on the table.

Are you waiting for a lower mortgage rate? You could be costing yourself more than you realize. While you’re hoping for a rate drop, your high-interest debt could be draining your bank account every month.

Take a look at two homeowners who faced a similar decision:

Homeowner 1: Took Action (Refinanced Now)

Refinanced their mortgage.

Paid off: $40,000 credit card debt + $35,000 auto loan.

Result: Saving $775 per month in total payments.

Feeling: Happy, relieved, and moving towards financial freedom.

Homeowner 2: Still Waiting (Holding Out for a Lower Rate)

Sticking with their 4% mortgage rate.

Carrying: $40,000 credit card debt at 29% interest + $38,000 personal loan at 9.9% interest.

Result: Paying significantly more in high-interest payments each month.

Feeling: Stressed out and burdened by debt.

The Reality: Even with a slightly higher mortgage rate, a cash-out refinance could potentially save you hundreds or even thousands of dollars each month by paying off high-interest debt.

Don't let a lower interest rate dream hold you back from significant immediate savings. One in five homeowners could benefit from a refi right now.

Curious about how much you could save? Let's chat! I can help you weigh your options and determine if a refinance is the right move for your financial goals.

They handed you a contract before you saw a single house.
Most California buyers sign it without reading it — agreeing to pay 2.5–3% on a home they haven't even toured yet. On an $800K home that's $20,000+.
The rules changed in August 2024. Most buyers still don't know their rights.
