Yes, they got the keys, but that is only the part you see.

A lot of the value of a good real estate agent happens behind the scenes.
It is catching the inspection issue that deserves a closer look. Knowing when to push harder in negotiations. Asking the question that saves time later. Coordinating with lenders, inspectors, title, and other parties so small problems do not become expensive ones.

The smoothest closings are not always the ones where nothing went wrong.

They are often the ones where someone noticed the problem early, handled it quickly, and kept the client protected throughout the process.
That is the part of representation we take seriously.

Our job is not just to get you to the closing table. It is to help you make a sound decision, protect your interests, and make sure you understand what is happening at every step.

If you are planning a move in the Vail Valley and want a team that pays attention to the details you may never see, send us a message.

Everyone talks about buying a home in the spring… but don’t overlook fall in the Vail Valley. 🍂

For the right buyer, this can be a great time to start looking.
✔️ You may be competing with fewer buyers than during busier seasons
✔️ Sellers who are still on the market may be more serious about making a move
✔️ With fewer new listings hitting at once, it can be easier to really focus on the homes that fit
✔️ You get to experience the neighborhood when things are a little quieter
✔️ And you can see what everyday life here feels like between the busy summer and ski seasons

That last one matters. Buying in the Vail Valley isn’t just about finding a house you love. It’s about finding the community and lifestyle you want to come home to.

So while everyone else is waiting for spring, fall might be the perfect time to start exploring your options.

Mike is keeping a close eye on what is actually happening across Eagle County.

Not just how many homes are hitting the market, but where inventory is building, which properties are moving, where sellers are adjusting, and what buyers are responding to right now, because Eagle County is not one single market.

What is happening in Vail can look very different from Edwards, Eagle, Homestead, or EagleVail, and that context matters when you are deciding whether to buy, sell, or simply keep watching.

Thinking about buying or selling somewhere in Eagle County? Send us a message, and we’ll help you look at the numbers for your specific neighborhood, property type, or price range.

October in the Vail Valley gives us plenty of reasons to get outside before winter fully takes over.

A few things on our fall bucket list:
✅ Get ski-season ready at the Vail Ski & Snowboard Swap
✅ Pick out a pumpkin at Eagle Ranch
✅ Spend an afternoon at Avon’s FreeFall Bluegrass Festival
✅ Catch a show at the Vilar
✅ Start the morning with coffee and a donut at Northside Kitchen
✅ Walk or bike Gore Creek Trail while the fall color is still hanging on
✅ Wander through Betty Ford Alpine Gardens
✅ Ride Haymaker in Eagle
✅ Finish the day with a local beer at Vail Brewing Company

One thing we have learned about October here: timing matters. Fall color can change quickly, so we usually try to prioritize the foliage-heavy plans earlier in the month and leave the rest of October for concerts, local events, and those last good shoulder-season outings.

Save this for a free weekend and send it to the person who is always asking what there is to do around the Valley this time of year.

Help us spread a little warmth in the Vail Valley this season. 🧥

We’re hosting a coat drive to support The Community Market, and we’d love your help filling the rack with gently used coats for our neighbors who need them.

📍 137 Main Street, Edwards
 📅 Wednesday, October 21

It’s time to clean out those closets and help keep our Vail Valley neighbors warm this winter! 🧥❄️
The annual 8z Vail Valley Coat Drive is back, benefiting The Community Market. We’re collecting gently used coats, snow pants, hats and gloves for local families in need.
📍 Wednesday, October 21 | 4:00–5:30 PM 137 Main Street, Edwards.
Just pull up in front of our office and we’ll take your donations from there.
Can’t make it on the 21st? Send us a message—we’d be happy to arrange a pickup for your donations.
A little closet cleanout can make a big difference for someone in our community. ❤️

What does having a local real estate agent in the Vail Valley actually look like?

It means you don’t have to be here for us to be here for you.
✔️ Can’t make a showing? We’ll FaceTime you and walk through the property together.
✔️ Wondering what a neighborhood actually feels like? We can tell you about the lifestyle, schools, restaurants, trails, and community.
✔️ Have questions about the things you can’t see in listing photos? We’ll be your eyes and ears on the ground.
✔️ Need a local recommendation? We have relationships and resources throughout the Valley.

Buying a home here is about more than bedrooms, bathrooms, and square footage. It’s about understanding how the property and the surrounding community will fit into your life.

Whether you’re across town or across the country, you have a local team here making sure you have the information you need to make a confident decision. by @trueblood.team

October in the Vail Valley has a little bit of everything.

Live music, fall festivals, the final farmers’ market of the season, pumpkin patches, ski swap season, football weekends, and a few new restaurants worth adding to the list.

We also included two easy October getaways when you feel like leaving the Valley for a night or two, whether that means soaking in Glenwood Springs or catching the last stretch of fall scenery around Aspen.

A few things on our October radar:
🗓️ Beaver Creek and Vail fall events
🗓️ Hermanos Gutiérrez and Craig Ferguson at the Vilar
🗓️ Avon’s FreeFall Bluegrass Festival
🗓️ Eagle Ranch Pumpkin Patch + Trick or Treat Street
🗓️ Newly opened Zuma Vail, Colletta, and CAYA
🗓️ Our go-to spots for football season
🗓️ Glenwood Springs and Aspen weekend ideas

Save this one for the month ahead and send it to the person who is always asking what there is to do around here.

A few Vail Valley green flags that are pretty hard to beat. ✅

📍 World-class skiing in Vail and Beaver Creek practically in your backyard
📍 Hiking, biking, rafting, fishing, and trails that make getting outside part of everyday life
📍 Summer concerts, festivals, farmers markets, and performances that give you plenty to do when the snow melts
📍 Restaurants and après spots worth leaving the house for
📍 Communities where a “quick errand” can easily turn into three conversations with people you know
📍 Four seasons that genuinely change how you spend your time, powder days, summer hikes, fall aspens, and everything in between

The biggest green flag? You don’t have to wait for vacation to enjoy any of it.

Yes, the Vail Valley is expensive.

We are never going to pretend otherwise. But there is also a reason so many people work very hard to make a life here.

A Saturday can include a hike, brunch, a bike ride, live music, and dinner with friends without ever leaving the Valley.

Your family suddenly becomes very enthusiastic about visiting.

And an errand run can take less than an hour, unless you run into three people you know, which is usually what happens.

Living here comes with real tradeoffs. It also comes with a version of daily life that is hard to replicate.

That balance is worth talking about honestly, especially with someone considering a move here. by @trueblood.team
