I serve everyone.

But I intentionally center women in this space — women buying, selling, investing, representing clients, negotiating deals, securing financing, and moving with purpose.

I see you. I value you. And I built this with you in mind. by @trustbellwether

Bellwether turns 5 in April.

Which means I have officially been inspecting long enough to know that “it’s probably fine” is one of the scariest phrases a person can say in a house.

For years, I worked almost exclusively with investors. No big marketing push. No polished online presence. No constant posting. Just inspections, reports, repeat business, and real experience.

Then this year I said: alright, let me stop acting like an underground artist and run this business like a business.

So now we’ve got:
a website,
a social presence,
and the NHIE under my belt too.

Was the NHIE required for PA? No.

Did I take it anyway because NJ and DE are part of the vision? Absolutely.

So yes, Bellwether is 5 years old.
No, I’m not just getting started.
I’m just expanding on purpose now.

Alright, homeowners and house detectives. 🕵🏾‍♀️🏠

What in the world are these little white things sticking out of the brickwork?

Are they supposed to be there? Did somebody leave a project unfinished? Or is your house trying to tell you something? 👀

Wrong answers are welcome. Right answers get bragging rights. 😂

Drop your guesses below. Let's see who's been paying attention to the details.

Protect your power. Know your home. 🧡 by @trustbellwether

I've always hated the word resilience.

Why do I have to go through some shit just to get to the good stuff? Why does growth always seem to come with a lesson I didn't sign up for?

But here's what I'm learning.

You have to be willing to suck at something before you can be great at it. Hell, you have to be willing to admit there's room for improvement before you can even get better.

And that's the uncomfortable part. Recognizing that where you are isn't necessarily where you're capable of being.

I'm not trying to turn every struggle into some beautiful life lesson. Some shit is just hard. And I don't have to love the process to appreciate what it's teaching me.

That's where I am right now.

Still learning. Still growing. Still getting my ass handed to me occasionally.

But trying to get better every single day.

And for now, that's enough. by @trustbellwether

Turning my heat on before November goes against everything I believe in. 😂

Giving PGW one more dollar before I absolutely HAVE to? Absolutely not. Put on a sweater.

But since radiator season is upon us, we might as well get educated.

Steam radiators are common in Philly's historic homes, and knowing what their components do can help you recognize when something isn't working properly.

Because as much as I hate paying to heat my house, I hate paying for preventable repairs even more.

Now, who's still holding out on turning their heat on? Where are my people?! 👀 by @trustbellwether

At this point, the ghost has followed me through three rooms, interrupted my inspection and offered absolutely nothing useful about the condition of the property.

Sir, unless you know the age of this roof, please let me work. 😭

$10,000 is $10,000.

Babe, you've got enough people coming over. You do not need a family of six moving into the basement rent-free. 🐭

As temperatures drop, rodents and other pests start looking for warmth, shelter and an easy way inside. And sometimes, your house is practically holding the door open.

Save this for your next home-maintenance walk-around. Part 2 is coming, and these uninvited guests have more than one way to get in. by @trustbellwether

Unpopular opinion: I hate this.

I know, I know. It's adorable. Look at his little hands. Whatever.

But beloved, your front porch is not a woodland buffet.

Leaving pumpkins out for wildlife is practically an open invitation to come closer to your home, your pets and your family. And trust me, you do NOT want the entire forest learning where dinner is served.

Wildlife belongs in the wild. Not on your welcome mat.

Leave the pumpkins at the pumpkin patch.

Steps off soapbox. 🎃

Am I being dramatic or are y'all with me on this one? by @trustbellwether

The Quiet Upgrader is not getting distracted by somebody else’s fresh paint and trendy finishes.

They’re looking at the extra room, the garage, the basement, the yard and asking, “Can this house work for me?”

The cabinets can wait. The bathroom can wait. The floor can absolutely wait.

If the bones, space and function are there, they know they can make the pretty happen later.

What would you gladly update later if the house worked for your real life right now? by @trustbellwether

Your dryer is not supposed to take three business days to dry a load of towels.

Before you start shopping for a new one, check the vent.

Lint buildup restricts airflow, makes your dryer work overtime and creates a fire hazard.

Clean the lint trap after every load. And don't forget about the vent that carries all that hot air outside.

Because the dryer might not be the problem. It might just be begging to breathe. by @trustbellwether

You don't have to tell us what you're about, your zip code does.

Everybody is a stranger until somebody needs a parking spot.

Forest living, fair-trade coffee and 100 year old stone houses!

After the mac-n-cheese crawl it's time to get your steps in!

The farmers market is a lifestyle, not an errand.

SEPTA, but make it charming.

Listen, I'm not judging. I'm just saying your neighborhood tells on you before you ever open your front door. by @trustbellwether
