As our first 55+ community is getting its final touches and our 2nd site ready to begin, we invited some of our investors onsite to tour units and break ground on site 2. From the onset we wanted to make sure our investors felt a part of the process and connected to the projects beyond the returns. It was a lot of fun to share the first of many wins with some of our investors! .

10 years ago, I started knocking doors with a glimpse of a dream that we could build a massive region back home, outside of Utah, from scratch.

I genuinely thought at the time I knew how…

I most certainly did not. 😂

But through sheer will and belief, I found some incredible partners along the way who grabbed onto the vision.

We faced just about every setback imaginable—from uncontrollable pandemics to our own lack of experience leading us down dead ends.

Yet year after year, we just kept reloading and trying again.

After 10 years, we finally shattered through our goal and got to officially recognize @impact.shp as a region at the New York Regional Awards.

7,500 accounts in a single season. Totaling over $100 million in direct sales across the years.

That number is symbolic of hundreds of reps over a decade who, more often than not, leaned into the hard. Who embraced uncertainty, doubt, and anxiety—and collectively kept choosing to try again.

It represents an incalculable amount of support from spouses, loved ones, and families who endured years of sacrifice and time away from home. Shoutout @sarah.jane.thorne and my beautiful daughters ❤️

7,500 is proof that we kept our commitment to the vision.

More than that, though, it’s proof that we’re capable of the next one.

7 years ago I bought my first property while I was a full time student. I used a strategy called house hacking.
The media and news are making it seem like real estate and investing is completely out of reach for millennials and young people these days. However this strategy can enable nearly any young person determined enough to buy a property in 2-3 years. I used this for my first deal, and yes I made great money selling but my sister and my brother who both have normal W2 salary jobs also used this strategy and house hacked their first properties as well. As well I’ve helped multiple sales reps pull this off every single year!!
1) Work 2 years in the same industry. (Sell vivint with me)
2) Save enough for a 3-5% down payment of the desired price target house.
3) Study the sales in your area to understand pricing
4) Start hitting up your friends and asking who would be willing to move in and pay you for rent instead of an apartments
5) learn what average rents look like for who would rent from you and get a feel of what you need to collect to break even or close to on your mortgage.
6) Find a Lender and get pre-approved. Always do this before you start shopping.
7) Find a realtor that understands house hacking and tell them what you’re pre-approved for. Let the professional handle offers and the heavy lifting of finding properties.
8) Shoot an offer once you find a spot that allows you to live for free with renters friends or as close to free as possible.

A mentor told me very early: Wealth building is simple in theory, difficult in execution.
Meaning the math is very simple but the habits necessary to pull off the math are much more difficult.

I definitely do not possess any stroke of impressive genius. I simply made decisions most people wouldn’t have. I gave up summers during school at the lake and mountains to Knock doors in 110 degree heat.

Then As a single guy in college making multiple six figures, Instead of a downtown condo, a sports car, tons of shopping, nice dinners, or lots of travel. I saw an opportunity to get way ahead. I lived frugal, even for a college student, and each time I made more I invested more. Along the way I learned how to invest more efficiently simply because I was actually playing the game!

Now still in my 20s, I drive a nice car and live in a nice home that all is paid for by my passive income.

The reality is you can have anything you want in life, you just can’t have it all at once! by @ty.thorne_
