Ford’s Michigan Assembly Plant sits on the same street as this Wendy’s

Nearly 6,000 people clock in there every day building Broncos, Raptors, Rangers, and other vehicles that don’t fit in a compact parking spot

On top of that, the state just kicked off a $353 million rebuild of the highway feeding this area, which means an army of construction workers about to join the lunch rush

And 26,000+ cars are already driving past this building every single day

7 Brew is opening around 100 locations each quarter, with plans to have 850 open by the end of 2026

The craziest part? They only had 38 locations open in 2023

To keep pace, most franchisees are leasing the land rather than buying it

So it makes sense that there are 50+ 7 Brew leased properties on the market right now

But here’s the catch

Only 8 sold in Q2...

They averaged a 6.29% cap rate, which is a strong number for a brand founded in 2017 with a typical building size of 510 SF

Most of what’s listed right now is sitting in the low 6% range

The lowest cap that sold in Q2 came out of Indianapolis at 6.12%

It was the only deal with a 2% annual rent increase instead of the usual 10% every 5 years, so the premium makes sense

This closing actually started a few years ago

Back when we were marketing a Skechers in Stockton, we were calling neighboring property owners and happened to connect with the owner of this Dollar Tree

We stayed in touch, built a great relationship over the years, and eventually had the opportunity to represent the owner on multiple sales throughout the area

This Dollar Tree was the final piece

After bringing it to market, we identified the right buyer: a Southern California investor completing a 1031 exchange who was looking for a stable, net leased investment

We represented both the buyer and seller and were able to close all-cash in just 30 days

A Del Taco, a Baskin-Robbins, and a Firestone all just pulled permits on the same corridor as this Popeyes

A mile away there’s a 140-acre community going up with 700+ homes and 125,000 SF of new retail

And the county just dropped $27 million on a sports complex right next to it

Coincidence? I think not

When that much development shows up at once, they’re not guessing, they know something

One thing I always pay attention to is who’s putting money into a market

Malvern has a lot going for it right now

The city is investing in infrastructure, Arkansas State University Three Rivers recently expanded their campus, and there’s a new industrial park in the works that will bring even more jobs to the area

And this Wendy’s is doubling down

The operator completed a full remodel of this restaurant in 2024

When the city is investing, the tenant is investing, and the real estate is an outparcel to a Walmart Supercenter...

That’s the kind of setup I like to see behind a long-term net lease investment taken in Malvern, Arkansas by @tylerbindi5

There were 9 fully verifiable Popeyes sales in Q1

Cap rates ranged from 5.52% to 7.00%, a 148 basis point spread on the same brand in the same quarter

The two lowest caps went to the two biggest operators. Bigger guarantor, more comfort from buyers, lower cap rate.

The highest cap, Baytown, TX at 7.00%, had just 4 years left on the lease. When the lease clock runs low, the real estate has to carry more of the risk on its own.

The one that stood out most: Bullhead City, AZ

Personal guarantee, brand new 20 year lease, and it still priced above average at 6.11%. Long term didn’t save it. It’s clear buyers underwrite a personal guarantee differently than a large franchisee.
