Frenchie owners will understand. Here’s a window into what 24 hrs with Short Rib looks like. He routinely has me saying “…oh Jesus Christ!”

Swipe to get a full-frame view of Thursday morning’s sunrise. I really should bring my drone when I take Short Rib out every morning.

Buyers here are sitting on leverage most people don’t even know exists yet.

Buried at the end of a recent Seattle Times article about rate “pain”:

“Nearly 60% of Seattle-area homes that sold in August closed below their asking price.”

Once the media starts reporting on this fairly, more buyers show up, negotiating power shrinks, and this window closes.

Saved for my followers, so everyone else, keep scrolling.

Congrats to my buyers who are ready to start a family here in this beautiful home. You know em, you love em, but I won’t spoil the surprise for them just yet.

Btw that’s $18,350 SO FAR….

Rusty listing agents try to trick home buyers with this one sales tactic. I want to teach first-time home buyers and their agents how to counter this boring, outdated move.

Take your heart out of the home you choose to offer on.

The easiest way to fall into the overpayment trap is to fall in love with the first house you buy.

Keep your options open and in THIS market, one of those options is going to be way more open to cutting you a deal. Use that as an advantage against the other homes you are offering on.

Don’t feel bad. They’d do it to you in a heartbeat.
