Measuring for CH5 Compliance in Escondido 🔥📏

Out here checking fire hydrant distance for this ADU build in Escondido. Since this unit doesn’t have sprinklers, we need to meet CH5 (Chapter 5) of the California Fire Code — which says the ADU must be within 400 ft of a hydrant, measured along a fire access route.

If it’s too far, the fire marshal won’t sign off. That could mean delays or added costs unless we plan ahead.

🔧 If you’re out of spec, here are your options:
1. Install a private hydrant
2. Extend the water main
3. Add a sprinkler system
4. Improve your driveway or fire lane to meet access road requirements (min. 20 ft wide, ≤15% grade)

The tax nobody warns you about when you inherit a home. 👇

When a property changes hands after a death, the county can reassess it and send a supplemental property tax bill.

Why it catches families off guard:
- It's separate from the regular property tax bill
- It can arrive in the middle of escrow
- It can come out of the estate's proceeds at closing

3 things to ask before you list or sell:
1. Ask escrow how supplemental tax will be handled, and for an estimate
2. Ask the county assessor whether an exclusion applies to your situation
3. Make sure it's in your net sheet before you accept an offer

Red-tagged. Former grow house. 3,000 sq ft. Fix it or sell it?

Vacant rental in Hemet received a code violation that turned into a lien. It had been used as a grow operation, and the inside shows it: drywall torn out, exposed insulation, electrical panel gone, windows broken, graffiti throughout.

A contractor buyer, an outdated San Marcos home, and a city that confirmed the lot could be split two different ways. Here's the deal and the two legal paths that got it there.

If the home becomes owner-occupied, meaning the owner commits to living there as a primary residence for 3 years after the lot split is approved, it qualifies for SB9 (pending location). If it's a rental with no such commitment, it goes through a TPM (Tentative Parcel Map) instead, no occupancy requirement, but each minimum lot size is set by your local jurisdiction such as San Marcos has to meet the R-1-10 (10,000 sq ft) minimum, versus SB9's 1,200 sq ft.

Either path can reach up to 4 units total, a primary home plus a second unit on each of the two new lots, but which path a property qualifies for comes down to lot size and whether someone's willing to live there.
