Morley homeowners - your sale result starts with your strategy. 🏡

37A Hutt Road, Morley is now SOLD! 🎉

Behind the result was a carefully planned campaign: showcasing the home’s standout features, reaching the right buyers, following up enquiries and turning interest into offers.

In this reel, I share the campaign numbers. Home opens, enquiries, offers and days on market and the strategy that brought it all together.

In a changing market, every enquiry matters. So does having an agent who knows how to keep buyers engaged and move negotiations forward.

With over 16 years in real estate, I bring experience, honest advice and a hands-on approach to achieving results.

Reviews don’t lie…

🏡 When does renovating stop making financial sense?

Whether you’re considering a minor refresh or a major renovation, it’s important to understand where to spend your money, where to save it, and when you could be overcapitalising.

In my upcoming article for The West Australian, I explore the financial considerations of renovating, whether you’re planning to stay in your home or preparing to sell.

💬 Thinking of renovating before selling? Before you spend a dollar, let’s discuss where your property sits in today’s market and whether those improvements will add real value.

Just because you CAN, doesn’t mean you SHOULD. ✂️🏡

Selling your own home might save you on agent fees, but could it cost you more in the long run?

A good real estate agent brings more than a listing and a home open. We bring market knowledge, strategic pricing, targeted marketing, qualified buyers and, most importantly, strong negotiation skills.

With almost 17 years in real estate, I know that achieving the best result isn’t just about finding a buyer. It’s about creating competition, understanding buyer behaviour and knowing how to negotiate the strongest possible outcome.

The right agent doesn’t just cost you a commission. They should add value well beyond it.

✂️ Leave the haircut to the hairdresser and the property sale to an experienced professional.

🔥 4 properties sold in just 2 weeks!

Perth’s property market is changing, and the strategies that worked 6-12 months ago aren’t necessarily the ones delivering results today.

With almost 17 years of experience navigating the highs, lows and everything in between, I know that achieving a great result takes more than putting a property on the market and hoping for the best.

It takes experience, market knowledge, the right pricing strategy, targeted marketing and, most importantly, knowing how to negotiate when it counts.

I don’t just list properties. I create strategies that get them SOLD.

If you’ve been thinking about selling, wondering what your property could achieve, or simply want honest advice about the current market, I’d love to have a conversation.

📲 You know who to call.

Perth property has changed and buyers know it.

The days of every property attracting dozens of groups and multiple immediate offers are beginning to ease. There are now 7,755 properties available for sale across Perth, giving buyers greater choice and more time to compare homes before making a decision.

New data also shows Perth’s median house price declined by 2% over the June quarter. However, this needs perspective. House prices remain 18.7% higher than they were this time last year. This isn’t a market crash; it is a shift towards more balanced and considered conditions.

Encouragingly, I’m seeing buyers return after stepping away last year due to buyer fatigue. Many had grown tired of repeatedly missing out, competing against multiple offers and feeling pressured to make immediate decisions.

Now, with more properties available, those buyers are beginning to re-enter the market. However, ongoing news and speculation surrounding interest rates is making them more cautious. They are carefully assessing value, borrowing capacity, renovation costs and future repayments before committing.

The result? Beautifully presented, accurately priced and effectively marketed homes are still attracting strong interest and achieving excellent results. Properties that miss the mark may take longer to sell or require a change in strategy.

In a changing market, experience matters. Having worked through almost 17 years of different market cycles across the Perth metropolitan area, I understand how to interpret buyer behaviour, respond to feedback and adapt a campaign when required.

If you’re considering selling, now is the time for an honest conversation about your property’s value and the right strategy for today’s market. by @vanessabarryproperty

PERTH PROPERTY MARKET UPDATE: ACCURACY MATTERS MORE THAN EVER 🏡

Perth’s market is changing. Prices remain higher than a year ago, but buyers now have more choice and are taking longer to make decisions.

There are currently 7,565 properties for sale, up 157.2% year-on-year, while weekly sales recently fell 12.4% to 600 transactions. Perth’s median house price is now $960,000, but annual figures can be slow to reflect changing conditions. Houses are taking a median of 23 days to sell, and almost half of the properties sold in July achieved less than their asking price.

This does not mean the market is collapsing. Perth’s strong economy, population growth and housing undersupply continue to support values. However, buyers are more price-conscious, and overpriced properties are increasingly being overlooked.

Even a comparable sale from three months ago may not accurately reflect what buyers will pay today. Price adjustments may be necessary to renew interest and prevent a campaign from becoming stale.

Every suburb, street and property performs differently. With more than 16 years of experience, my role is to provide honest advice, respond quickly to changing conditions and negotiate the strongest result the current market will support, not simply promise the highest price.
