What a brilliant day yesterday at the National Landlord Investment Show at Old Billingsgate in London!

Kim and George had the best time on the stand, catching up with familiar faces, meeting new ones and having some really great conversations!

We were proud to be there in partnership with Property CEO, thanks to the lovely Ritchie Clapson for inviting us along!

Kim also had a fantastic time joining the Developer Live funding panel, sharing insights and talking all things property development finance.

So many great conversations, new connections and opportunities!

A huge thank you to everyone who stopped by to see us. We’re already looking forward to the next one!

MEET THE TEAM MONDAY 💜

This week, we’re putting the spotlight on George, our Senior Specialist Broker, who’s been part of Team VIBE for over 5 years! 🙌

George loves nothing more than tackling complex cases, finding solutions where others have said no and getting those seemingly impossible deals across the line! 💪

And he’s pretty good at it too! 🏆

With Best Commercial Broker at the British Specialist Lending Awards and Best Advisor at the Financial Reporter Awards under his belt, George certainly knows his stuff!

But outside of specialist finance?

🔥 He’s our resident BBQ enthusiast who loves cooking over fire.

⚽ A dedicated Arsenal fan.

❤️ And most importantly, a husband and dad of two who loves spending time with his family.

Three words to describe George?

Determined. Persistent. Ambitious.

And we’d certainly agree with that!

Five years and counting, we’re incredibly proud to have George as part of Team VIBE! 💜

LONDON, WE’RE COMING! 💜

Next Wednesday 28th October, I’ll be heading to Old Billingsgate for the National Landlord Investment Show!

And it’s a double whammy for me!

🎤 I’ll be joining Ritchie Clapson from Property CEO on stage at 2pm for a panel discussion.

💜 AND VIBE Finance will be exhibiting!

Really looking forward to catching up with familiar faces, meeting some new ones and talking all things property and specialist finance.

If you’re coming along, make sure you pop over to the VIBE stand and say hello to the team!

And if you’re around at 2pm, come and join us for the panel.

Who’s going to be there?!

A low rate isn't always a cheap loan.

Five lessons for HMO borrowers from our latest lending check-in with George Sanford of Vibe Finance: read the whole loan, watch for the leverage trap at refinance, value the room rate the way a valuer will, know how your bridge charges interest, and be ready before you find the deal.

Save this for your next refinance or purchase.

Weighing a purchase or a refinance? You can speak to George's team at VIBE Finance via the link in bio. General information, not financial advice. Speak to a specialist broker before acting.

MEET THE TEAM MONDAY 💜

This week, we’re shining the spotlight on Rob, who has been part of the VIBE family for the past year! 🙌

👉 What do you enjoy most about working at VIBE?
💜 The team! Rob loves the atmosphere we create together and the people he gets to work alongside every day.

👉 What are you most passionate about when supporting clients?
🙌 Simply put, getting a good result for them. Whether that means finding the right lender or creating a solution that others may not have considered, Rob is always focused on making the deal work.

👉 What’s your favourite part of your job?
💫 When a client discovers they can make a deal work through a creative setup or strategy they didn’t know was possible. Finding those solutions is what makes the job exciting!

👉 What’s something people might not know about you?
🏡 Rob has been a property investor for almost 20 years, with a portfolio spanning three countries and covering everything from BTLs, HMOs and holiday lets to bridging, development finance, auction purchases, refurbishments, joint ventures and more.

👉 What three words best describe you?
😎 Unapologetically. Unfiltered.

👉 What’s your favourite way to unwind outside of work?
🏋️ Gym. 😴 Nap. ✈️ Travel.

👉 What’s a recent professional achievement you’re proud of?
🌴 Very recently, Rob secured a beautiful two-bedroom villa in Bali for approximately $100,000 below market value!

With almost two decades of hands-on property investment experience, Rob brings a wealth of knowledge to the deals he works on, having personally navigated many of the strategies and challenges his clients are working through today.

His approach? Keep things simple, find the solution and make the process a little less stressful along the way. 💜

We’re delighted to have Rob as part of Team VIBE!

👉 Over to you: gym, nap or travel… what’s your favourite way to switch off? 👀

Today we’ve been taking a little time to look after team VIBE as we mark World Mental Health Day (which is tomorrow) 💚

For the last few years, we’ve welcomed a massage therapist (using Helen Richards company who are amazing!) into the office, giving the team time to step away from their desks and relax 💆🏼‍♀️

Today also included smoothies, goodies & World Mental Health Day ribbon badges. Our team based elsewhere have been given funds to choose a wellbeing treat for themselves, so everyone can be included wherever they work.

Behind every client call, application & completion is a person with a life outside work.

Sometimes that life brings things you can’t see.

We’re grateful for the care our team give our clients and each other.

We want them to feel cared for too 🫶🏻

These moments are a chance to pause, spend time together and keep conversations about mental health open throughout the year.

Thank you to our brilliant team for everything you do 💜

A little bit of news I’m really bloody proud of! 😊

This week I found out I’m a finalist for Best Use of Social Media at the Financial Reporter Mortgage Industry Marketing Awards!

Having built VIBE Finance from scratch, with social media playing such a huge part in that….this one means a lot to me.

I’ve always believed people connect with people.

So I show up as me. I talk about finance, business, life and everything that comes with it.

The good bits and the shit bits too.

And over the years, that’s helped me build relationships, create opportunities and grow my business 🙏🏼

To anyone who’s EVER engaged with my posts, left a comment, shared something or recommended me….THANK YOU! 💜

It all matters and I’m so grateful for the support.

To be up there as a finalist amongst some really great companies and names in our industry… yep, I’m proud of that!

👉 What do you enjoy most about working at VIBE?
💜 The camaraderie! We all look out for each other and help each other, creating such a lovely atmosphere in the office, no matter how busy things get.

👉 What are you most passionate about when supporting clients?
🙌 Making sure every client feels valued, understood and confident that they’re in good hands from start to finish. Sonia wants every client to know they can come to her with any query, big or small.

👉 What’s your favourite part of your job?
💫 No two cases or lenders are ever the same! Sonia loves the new challenges, learning opportunities and the chance to keep developing her knowledge and skills.

👉 What’s something people might not know about you?
🏅 Sonia is very proud of her Blue Peter Badge!

👉 What three words best describe you?
💜 Friendly. Supportive. Reliable.

👉 What’s your favourite way to unwind outside of work?
🔎 Watching crime documentaries!

From managing applications and liaising with lenders to keeping clients updated throughout their journey, Sonia plays an important role in making the mortgage process feel smoother and less stressful. 💜

And for Sonia, one of the most rewarding parts of the job is hearing from clients once their application has completed and knowing she’s helped make their journey that little bit easier. 🙌

As Sonia says: “Everything happens for a reason, you just don’t know why at the time.” ✨

We’re so pleased to have Sonia as part of Team VIBE!

👉 Over to you: what’s your favourite way to unwind after a busy day? 🔎✨

Once a year we shut the laptops, get out of the office & have a day that has absolutely nothing to do with mortgages, lenders or interest rates 😅

Team VIBE Away Day 2026 💜

Our team is a little more spread out these days 🇬🇧🏴󠁧󠁢󠁳󠁣󠁴󠁿🇦🇪🇿🇦🇵🇭 so sadly we can’t always get everyone in the same place anymore, but yesterday was SO much fun.

This industry has been pretty relentless for a long time now and the team work bloody hard. There’s always something that needs doing & it never really stops…..

Which is exactly why I think days like this matter 🙏🏼

Once a year, getting everyone out together, having a laugh & spending some proper time as a team.

The rib ride was a lot of fun…. even if Kate had her eyes closed the whole time 😂 💦

Although putting Team VIBE in the Crystal Maze may have revealed just how ridiculously competitive some of us are 😅

And obviously we ended the night in Albert’s Schloss because… well, it’s us.

Honestly so damn grateful for this bunch 💜

Still recovering from the NACFB Broker Awards last week… 😅

Sadly no wins for us this time and of course we’d have loved to see VIBE’s name up there.

But there are some bloody brilliant brokerages in our industry doing amazing things. If we want our name called next time, we know what we need to do.

Keep working. Keep building. Keep getting better.

We’re doing some fabulous things at VIBE and I’m incredibly proud of what we’re creating.

We go again 💜

Seeing our name alongside my brother Craig’s company where we were both up for awards what pretty something 🥰

A huge thank you to everyone who joined us on the VIBE table & made it such a brilliant night.

And I genuinely couldn’t have been happier to see my very, very good friend Emma Ross win Women’s Advocate of the Year.

If anyone was going to win it, I wanted it to be her. I’ve got so much love & respect for this woman and seeing her get that recognition was bloody lovely & SO deserved ❤️

Then obviously we did what Team VIBE does best & carried on the party at Albert’s Schloss afterwards… 😂🥂

If there’s one thing you should know about Team VIBE…..it’s that we definitely know how to have a good time 😝

Same again next year.

Except maybe with a trophy in our hands 😉🤩

Base rate stays at 3.75%.

No increase. No cut. And in the current market, we’ll take a bit of stability.

But what does a hold actually mean for mortgages?

If you’re on a fixed rate, nothing changes. Your rate and monthly payment stay exactly as they are until your deal ends.

If you’re on a tracker, there’s no base rate change to pass on today.

And if you’re looking for a new mortgage or your current deal is coming to an end, don’t assume a base rate hold means mortgage rates will stay where they are too.

Fixed mortgage rates are heavily influenced by swap rates and what markets think will happen next, which means lenders can still reprice even when the Bank of England does absolutely nothing.

That’s why we spend far more time watching the wider market than waiting for base rate announcements.

Deal ending in the next six months? Now is the time to start looking at your options.

Markets move. Lenders reprice. Things change quickly.

We’ll keep cutting through the noise and telling you what you actually need to know.

Questions? Drop Team VIBE a message 💜

We’re really excited to welcome Andrew Ramsay to VIBE Finance as our new Senior Specialist Broker.

Andrew brings 25 years of experience in financial services, including more than a decade in specialist finance, and joins us based in Glasgow.

He’ll be working with clients and introducers across bridging, development finance, commercial finance, buy to let and complex residential mortgages, while helping us grow VIBE’s presence across Scotland and the North of England.

We’re very particular about the people we bring into VIBE.

Experience matters, of course. But so does how you look after people, how you communicate and how much you genuinely care about finding the right solution.

Andrew ticks all of those boxes, and we’re very happy to have him with us.

Welcome to Team VIBE, Andrew! 💜
