Would you really let $80 a month stop you from buying a home?

Because if you’re waiting for mortgage rates to drop into the 5s, that’s often what the math comes down to.

On a $400,000 loan, the difference between roughly 6.3% and 5.99% is about $80/month in principal & interest.
That’s it.

And here’s what most people ignore 👇
Once rates drop, more buyers jump back in, competition increases, and prices can rise enough to wipe out those savings anyway.

I’m not saying buy blindly.
I’m saying stop guessing.

Run the numbers at your price point — then decide.

👇 DM “INFO” if you’re interested in working with me to find a dream home like this in Texas.

They retired from Hawaii and moved to Texas without ever visiting first. Becky had never been to Texas until December 31st, 2025 — and they bought their forever home days later. This is what following your family looks like.

✨ I’ve lived in 7 different states and moved through 20+ homes, so I know exactly what matters when choosing the right community, lifestyle, and long-term value.
I use that experience to help my clients compare areas, evaluate incentives, and find the BEST deals on new construction homes across DFW.

Same floor plan. Same builder. $84,000 apart, one city north.

Frisco: $599,990. Prosper: $515,990. Both 2,163 sq ft, both brand-new.

Same floor plan, different locations and options. These are builder list prices from when I searched, not a citywide price difference.

The full five-suburb comparison is at the link in my bio.

A staircase is square footage you paid for and never stand in.

Comment FIFTY and I'll send the full tour.

A two-storey home eats floor space downstairs for the stairs. Then it eats it again upstairs for the landing. Then a third time for the hallway that connects the bedrooms.

Call it a hundred-plus square feet across the two floors.

And you don't live in any of it. You walk through it.

Which is why 2,500 flat is not the same house as 2,500 stacked. Same number on the listing, different amount of room you can actually use.

This one — 2,513 square feet at Ramble by Hillwood in Celina, Texas — is all on one level. It's a bigger house wearing a smaller number.

McKinney's $334M amphitheater is about 70% built — and could host up to 100 shows a year.

The Sunset Amphitheater on US 75 is about 70% complete, according to the developer, Venu.

At an Oct 5 joint meeting with the city, Venu's construction VP put its cost at about $334 million — up from $220 million in the original city agreement. That's Venu's investment, not city spending.

What changed: seating now flexes between 5,000, 8,000, 12,000 and 20,000, and a climate-control system is planned so the venue can run October through April. Venu says that could take it from 60 shows a year to as many as 100.

Next: a temporary certificate of occupancy could come by April 1. That's a construction milestone, not an opening date — Venu's official timeline is summer 2027.

Why it's worth watching: up to 100 nights a year at US 75 and SH 121 likely means more to do close to home — and more event-night traffic on that corridor. Worth knowing if you're weighing a home nearby.

Loop 820 now has a new free lane in each direction.

The $414M North Tarrant Express expansion is finished, months ahead of its early-2027 target. Here's what changed for drivers:

Loop 820: one new free lane each way between Riverside Drive in Fort Worth and SH 26 in North Richland Hills.

Airport Freeway (183/121): one new TEXpress lane each way between Bedford-Euless Road and FM 157 in Euless. That one is a toll lane.

Who paid: toll revenue. Per the operator, no taxpayer money went into the design or construction.

Why it's worth watching: daily traffic on these corridors is up more than 25% since 2009, per the operator. Northeast Tarrant is still growing, so whether the new lane keeps rush hour moving is the part to watch.

The honest part about a 50-foot lot: what's left of the yard is what's left.

Comment FIFTY and I'll send the full tour.

Deep house, narrow lot. By the time the floor plan is done taking what it needs, the back yard is the remainder — not a design decision.

This is the exact moment most people quietly downgrade the house in their head. Small lot. Two-car garage. The one you settle for because you couldn't stretch to the 60-foot collection.

Sit with that for three minutes and I think it's exactly backwards.

The 2,513 square feet inside are on one level, with no stairs taking a cut. The yard is the thing you maintain. The floor plan is the thing you live in.

I'm not telling you the yard doesn't matter. I'm telling you it's a trade, and most buyers make it without noticing they made it.

Would a smaller yard be a dealbreaker for you? by @vj.muthuraman

I walked in looking for one thing: did the builder repeat itself?

Comment SIXTY and I'll send the full tour.

In the 50-foot house at Ramble by Hillwood, the game room sits right at the front door. First room you meet.

So walking into the 60-foot house, that was the check. If they did the same thing here, it's a philosophy. If they didn't, it's more interesting.

Same 12-foot entry. Then the first room off it is a bedroom.

The game room is all the way at the back.

They didn't do it again. Which means the room placement isn't a house-style decision — it's a per-plan decision, and it's one of the few things you genuinely cannot change later.

H-E-B is coming to southwest Fort Worth.

H-E-B bought more than 20 acres at Chisholm Trail Parkway and Oakmont Blvd, inside Overland, a 250-acre development on the Edwards Ranch.

The timeline, from H-E-B: construction starts early next year, and the store is expected to open in late 2028. Plans are still being developed.

Why it's worth watching: H-E-B says customers have asked for years for a store closer to downtown Fort Worth. A grocery anchor like this tends to shape what gets built around it, which is worth knowing if you're looking at homes near Chisholm Trail and Oakmont.
