Moving to Florida in 2027? Amendment 3 raises the non-school homestead exemption from $50K to $150K (2027) and $250K (2028).

But per the ballot language, if you’re not a Florida resident on Dec 31, 2026, you start with the smaller current exemption and get the increase in your 5th year. It’s about residency, not when you buy.

Florida’s CFO flagged $165M+ in Osceola’s budget. What about your county?
Orange: $300M+.

Pinellas commissioners heard Sheriff Gualtieri defend his license plate cameras on Oct 8.

He said audits missed a deputy’s misuse because the deputy “was lying,” and weeks earlier he said the software doesn’t force a case number and the system “still relies largely on trust.”

Commissioner Nowicki wanted to end the contracts, but said afterward that most colleagues don’t. No vote.

My take as a former deputy: require a case number and a reason before any search runs. Should Pinellas keep the cameras? 👇

The sheriffs’ ad says Amendment 3 “rips out Florida’s biggest source of public safety funding with no plan to replace it.”

What holds up: no replacement money, and state analysts estimate about $5B in lost local revenue in 2027-28, rising toward $12B a year.

What isn’t proven: it doesn’t end property taxes, remaining property tax must go to core needs including public safety, and whether deputies get cut depends on local choices.

I promised the FAFO results for 7 counties.

Four have published numbers: Orange $300M+, Osceola $165M+, Citrus $39M+, Hillsborough ~$279M over 5 years.

Lake, Polk and Pinellas: no county total published that I could find, so I’m not guessing. These are the CFO’s findings, not court rulings, and counties push back.

Own a rental or rent one? Amendment 3 lowers the cap on assessment increases for rentals from 10% to 5%. A Florida Housing Coalition report models higher taxes (+$1,081/yr on a single-family rental, 2028) if local governments raise rates to replace lost revenue.

Supporters say the cap helps renters by making landlords’ taxes predictable. Tenant advocates say rents won’t fall automatically.

TECO says it has zero data center customers. Then it filed rules for up to a gigawatt of them. A 50 MW data center could have to post up to $100M in collateral and sign a 20-year contract. Two Pinellas deputies were arrested for allegedly misusing police databases on women they wanted to date. One is accused of 381 searches on one woman over 18 months, and about 300 were in the license plate reader system. The sheriff says his audits were inadequate, and the fix is a mandatory case number on every search. That’s the same safeguard I used as a deputy. Two questions to ask your own city 👇

The deadline to pull Flock cameras off Florida highways was yesterday. I checked what actually happened in Tampa Tampa Bay. Tampa, PD, Hillsborough County Sheriff, & Saint Pete, all complied – on state roads only. Every one of them is keeping the rest of their camera network running. This didn’t end the surveillance network. It just moved it off the highway.
