Toured @templeton_walker & @gem.montero latest project in Scottsdale! Truly unique property and we love their vision. Instead of doing a cookie cutter renovation they have opted to keep the charactor of the home — the wood beams, brick and 1 of 1 doors while fully upgrading everything around it to make a true bespoke property for the right buyer!

We look forward to seeing the finished product in the next month or so and working with Temp in the future!

Phoenix is outselling the nation 2 to 1 but the metro average is lying to most operators. 📊🏠

Sales up 8.1%. Median price flat at $485K. Homes sitting 78 days. Scottsdale and Mesa are playing a completely different game than Queen Creek right now.

Project update on one of our active loans. 🏗️

This one got held up in permitting as the city worked through its own interpretations of new density zoning rules. Happens more than people think and it is exactly why reserves and patience matter on development projects.

Good news: permit has been issued, foundation for the addition has been poured and signed off on, and framing in the basement has begun. We are moving.
This is what staying in close contact with your borrower looks like. We do not just fund and disappear.
