The draft London Plan just landed 📋 and the real story isn't in the headlines.

For decades, buildings have been signed off on predicted performance. London's new draft plan flips it: energy targets measured at the meter, for 5 years after people move in. No more performance gap hiding in the paperwork.

Worth knowing before the consultation closes on 15 October:

📏 The new energy benchmarks began life in LETI - the volunteer network we've been part of since it formed in 2017. Nine years from working groups to the capital's rulebook

💷 £380m secured in carbon offset payments since 2016 - but only £170m has reached boroughs. Of that, £92.7m's been spent, more than double last year. Spending's speeding up; the consultation still needs to answer why collection lags so far behind

🌬️ Shading and ventilation before air con has been the London way for years (and law since 2022) - the trick is designing the backup in properly, so nobody ends up buying the least efficient AC unit on the market

Since the Building Safety Act 2022, Higher Risk Buildings - 18m+ or 7+ storeys, with residential units, a care home, or a hospital - go through three regulatory Gateways before anyone can occupy them.

It's the most significant reform to building safety regulation the UK has seen in a generation, and it followed directly from the failings exposed at Grenfell Tower.

For MEP engineers, it's changed what "compliant" means in practice: fire strategy embedded at planning, full BSR submission before site works start, and a Golden Thread of records - every design change risk-assessed and permanently documented - carried through to handover and beyond.

40 hours a month. That's what one UK contractor saved on site admin - by putting a humanoid robot on progress reporting.

Robotics on construction sites has moved past the novelty phase: layout robots setting out with sub-mm precision, rebar-tying robots outpacing manual gangs, drones inspecting plant rooms and façades you'd rather not send a person up to.

For MEP teams, the upside is real - more as-built data, earlier, feeding straight into BIM. But the honest picture matters too: cost, skills gaps, and safety frameworks are still catching up.

Still think a heat pump means ripping out your radiators? Not anymore.

R290 (propane) heat pumps can now hit flow temperatures of 75–80°C - that's boiler territory. It means older homes with standard radiators no longer necessarily require an expensive pipework and radiator overhaul to make the switch.

Development Update 🏡

Kingswood is an exceptional new build development consisting of three high end properties tucked away in Kingswood private estate.

We are acting as the in-house developer delivery commercial and project managers. Directly procuring, managing and delivering the supply chain and wider project consultant team.

The properties have these stunning exposed joists which have been sand blasted. Kingspan are currently designing, manufacturing and installing the timber frames. All following trades are ready for starting. Site is due to complete in September 2025 (😬).

Back in 2022, we worked with @kjc_architects to design this highly desirable four storey property in Radlett, Hertfordshire. Heated and cooled by @mitsubishielectricuk_les heat pump and VRF systems, with careful consideration of thermal performance and considerate access to daylight the property satisfied high energy performance targets without the use of Photovoltaics and despite being fully air conditioned.
