7 of Australia’s 8 capital cities went backwards last quarter 📉

But on the flip side, every regional market beat its capital.

Here’s the September quarter in numbers (3 months to Sep 2026):

🔻 Perth fell the most: -4.98%, after one of the biggest five-year runs of any capital
🔺 Darwin was the only capital to rise: +3.56%
🏡 Regional SA +4.84% vs Adelaide -1.63%
🏡 Regional WA +0.41% vs Perth -4.98%

And it’s not a one-off. Over 10 years, regional Victoria is up 105% while Melbourne is up 45%.

If you’re investing for growth, that’s a good reason to look beyond the capitals.

One caveat: it’s one quarter of data, and a regional average blends a lot of very different towns. Treat it as a place to start looking, not a reason to buy.

Thinking about what this means for your next purchase? Send us a message and we’ll talk through your situation.

Data: HtAG Analytics, dwelling values, Sep 2026 (provisional). Regional SA and Tas. have data gaps. General information only, not financial advice.

Last week, 44.1% of auctions sold. Here’s how to buy one of the others.

Fewer than half sold in every capital city. Melbourne was the best at 49.8%. Brisbane was 21.8%, about one in five.

A passed-in auction isn’t a dead end. It’s still for sale, and now it’s a negotiation with far fewer people in the room.

Five steps, in the order I take them:

1. Find out why it passed in
2. Check the sales yourself
3. Move while the campaign is fresh
4. Ask for what an auction doesn’t give you
5. Set your walk-away price first

And if it doesn’t fit your brief, or the vendor still wants more than the sales support, walk away. There’ll be another one next week.

Locals are leaving Sydney and Melbourne, where they’re headed might surprise you.

✈️ Brisbane gained 23,684 people from overseas in 2024-25. It took in more than twice as many as any other council area
🚚 In the same year it lost 7,203 residents to other parts of Australia
🏙️ 9 of the 10 biggest losses are in Sydney and Melbourne
📍 They’re heading for the city fringes: Melton, Moreton Bay, Logan, Ipswich and the Sunshine Coast
☀️ 4 of the top 10 are in south-east Queensland. The rest are growth areas around Melbourne, Sydney, Perth and Adelaide

Our take: new arrivals tend to rent close to jobs and transport, which keeps pressure on inner-city rents. Locals leaving for space and cheaper homes carry buyer demand out to the city fringe.

Follow the people. Demand moves with them. Scarce supply and a low price only lift values if people want to live there, so look for where demand is building first.

Save this for the next time someone asks where the growth is. Follow to see where demand moves next 👀

Home values have now fallen 6 months in a row. So how bad is it?

National home values have fallen 5.2% from the March peak to September. That's still shallower than the last two dips (7.5% in 2022 to 2023, 8.4% in 2017 to 2019). But it's falling about twice as fast as 2017.

Sydney has fallen the most, already down 8.6% from its peak.

What's driving it: stretched affordability, four rate rises this year, higher living costs and nervous buyers. The budget's changes to negative gearing and capital gains tax have also dented confidence.

I don't know where the low is, and I'd be wary of anyone who says they do. What I do know: falling markets give buyers room to negotiate, if you've got a clear strategy and stick to it.

If you need help building a plan that holds up in a falling market as well as a rising one, book a 15-minute chat.

Your first property should not be your dream home.

If you’ve been saving and feeling priced out, there may be another way in. For some buyers, the smarter first move is an investment property where the fundamentals stack up now.

Buy where prices fit your budget today. Let rent cover part of the holding cost. Then hold it, use the equity for your next purchase, or sell when you’re ready to buy your home.

It won’t suit everyone. A 15 minute call will tell you if it suits you.

The best predictor of future price growth is...

The past year’s price growth.

HTAG analysed which factors best predicted one-year price growth across Australian property markets, and momentum came out on top. Markets that are already moving tend to keep moving.

That part seems obvious, right?

Filter that out and other signals show up: affordability, gross yield, years to own, distance to major centres, economic structure and supply. And a factor that explains growth in Brisbane may tell you very little about regional WA.

So we ask two questions of every market. Why is it growing, and can it keep going?

Start with a strategy. The suburb comes after.

The most expensive mistake you can make is buying the wrong property.

Because once you’ve bought it, you’re committed to the asset, the debt and the ongoing costs that come with it.

That’s why there are five things I never do when buying an investment property:

1. Buy for the tax benefits.
2. Chase growth that’s already happened.
3. Buy the hype.
4. Confuse cheap with value.
5. Stretch the numbers to make a deal work.

A property can look great on paper and still be the wrong investment.

The fundamentals need to stack up before you buy, not after.

Sometimes the right answer is “don’t buy this one”.

The margin for error in property investing is getting smaller.

A property can still look fine on paper and be a poor investment.

Weak cash flow.
Overpaying.
Buying in the wrong part of the cycle.
Relying on everything going right.

The issue isn’t that property has stopped working.

It’s that average decisions can cost you more when the numbers are tighter.

The bar for a good investment is higher.

Don’t just ask whether you can buy it. Ask whether it deserves your capital.

New build or established?

The answer is usually not about the property.

It's about the strategy.

New builds can offer:
• depreciation benefits
• lower maintenance
• stronger tax outcomes in the early years

Established homes can offer:
• more land value
• renovation potential
• stronger scarcity
• greater opportunity to manufacture equity

Neither is automatically better.

The best asset is the one that helps achieve your objective.

Tax benefits matter, but long-term performance is driven by fundamentals.

If you'd like to work through what the right property looks like for your position, we'd love to have a chat.

Chasing “hot suburbs” can feel logical.

But most media lists are based on trailing indicators, they highlight where prices have already moved.

By the time a suburb appears in headlines, the early momentum is often gone.

We focus on leading indicators instead:

• supply constraints (stock on market, inventory levels, approvals pipeline)
• demand signals (days on market tightening, vacancy rate compression)
• affordability relative to local incomes
• infrastructure and employment drivers

These factors often shape price movement before the media notices.

The goal isn’t to follow the noise.

It’s to understand the underlying drivers of growth.

Affordability is one of the most overlooked drivers of property performance.

For a suburb to grow sustainably, people need to be able to buy there.

When property remains within reach of the local population:
• more owner-occupiers can enter the market
• demand remains stable
• price pressure builds gradually
• growth can persist across market cycles

When affordability aligns with constrained supply, even modest demand can influence price movement.

If you would like help identifying suburbs supported by strong fundamentals, we can help.

This is often where early-stage opportunities appear.

The goal is not simply finding cheap suburbs.

It is identifying locations where demand can continue to expand. by @wellfoundproperty

Smart investors don’t just ask:
“Has this suburb grown?”

They ask:
“What forces could drive future growth?”

One of the most important is supply.

When stock levels are constrained and future pipeline is limited, the balance of power can shift toward sellers.

That’s often where compounding growth begins.

Supply is only one piece of the puzzle, but it’s an important one.
