It all started with my phone ringing. My buyers were traveling in Iceland when they decided they wanted to buy a condo in Uptown Charlotte. Not when they got home. They had found the one. Love it. There was just one complication: we needed to sell the home they'd owned in Greensboro for 24 years as part of the deal. And contingent offers? They can be tough. Most sellers don't exactly love the uncertainty of waiting for another home, in another market, to sell. So I started making calls. I reached out to a number of agents in Greensboro looking for a rock star who really understood their micro-market and could get their home positioned, launched and under contract quickly. We found her. She got to work. Then I dove into our side. My buyers and I talked through different scenarios, pricing models and ways to structure the offer. Ultimately, we landed on a price posture that was below where the condo was being offered — AND our offer was contingent on the sale of their Greensboro home. Not exactly the easiest offer to get across the finish line. We submitted it. Accepted. And yesterday, K&T moved into their perfect place at Settlers Place in Historic Fourth Ward. More than 2,600 square feet. Three bedrooms plus a den. THREE covered terraces. And the views... The swaying tree canopy of Historic Fourth Ward in the foreground, with Uptown's modern steel-and-glass skyline rising in the distance. It's one of those views that reminds you exactly why people fall in love with living here. Sometimes, in the wild world of real estate, we get lucky. And sometimes it's about the planning, assembling the right team, understanding the leverage you have — and relentlessly pursuing the perfect place to call home. This one? We pulled off the latter. Congrats, K&T. Welcome to Uptown! 🥂 by @weselluptown
SOLD. 5 DAYS. MULTIPLE OFFERS. OVER ASKING. This one meant a little more to me. I had the opportunity to help some good friends sell 605 Silversmith Lane—and we knew from the beginning that getting it right mattered. When we launched, there were three other homes competing for the same buyer at the same time. They're still on the market. Silversmith was under contract in 5 days with multiple offers and ultimately sold over list price. Yes—even in this market. Homes are still selling, and they're still selling incredibly well. But today's market doesn't give you much room to get the launch wrong. The sellers listened. They took the guidance and ran with it. We prepared the home intentionally, understood exactly what we were competing against, positioned it correctly, and built a story around why this was the home buyers should choose. Preparation. Pricing. Market intelligence. Storytelling. That's how you separate a listing from the pack. And when great sellers trust the process, good things can happen. Congratulations to my friends—and thank you for trusting me with one that meant a lot. ❤️ Scott Russo | The McDevitt Agency WeSellUptown.com #CharlotteRealEstate #CharlotteRealtor #JustSold #WeSellUptown #CharlotteHomes #RealEstateMarketing by @weselluptown

It’s the highest floor where you’ll find the larger “03” plan, with approximately 11' ceilings, floor-to-ceiling glass, and a direct line of sight to the Uptown skyline from nearly everywhere in the condo — even from bed. Add the private balcony, premium lower-level parking space, and everything that comes with life at The Avenue, and this one stands apart. Showings begin Saturday morning. 🚨 LoSo isn’t slowing down. Another MASSIVE development is in the works for Lower South End — and this one could reshape nearly 15 acres along Yancey Road. LoSo Synergy South is proposed for the former Piedmont Natural Gas property, opening the door for new residential, restaurants, retail and more walkable development. If you've watched South End over the last 10+ years, you know what happens next. Growth keeps pushing south. And LoSo is quickly becoming a destination of its own. For buyers, this is exactly why I say: pay attention to what’s coming — not just what’s already there. 👀 See what’s planned + why it matters: https://www.weselluptown.com/uptown-condo-blog/another-massive-development-is-coming-to-loso-15-acres-could-transform-yancey-road #LoSo #LowerSouthEnd #SouthEndCharlotte #CharlotteNC #CLT #CharlotteRealEstate #CharlotteCondos #WeSellUptown by @weselluptown

Fourth Ward, I think we're going to like this one. ☕🌙 Karak House Coffee Co. is opening soon on Pine Street, just steps from The Vue, Fifth & Poplar, Fourth Ward Park, and the heart of Uptown. What makes it different? They're planning to be open into the evening, giving Uptown another place to grab coffee, dessert, meet friends, or wind down after dinner, a show, or a Panthers/Hornets game. A few things already on my must-try list: ☕ Authentic Karak Chai 🥛 Pistachio & Spanish Lattes 🍪 Dubai Chocolate Cookies 🍰 Biscoff Cheesecake 🥮 Lotus Basbousa I love seeing Fourth Ward continue to add the kinds of neighborhood businesses that make people want to stay, walk, and connect. I'll definitely be stopping by when the doors open. Who else is excited? And what are you ordering first? 👇 📍 Fourth Ward | Uptown Charlotte #FourthWard #FourthWardCLT #UptownCharlotte #CharlotteNC #KarakHouse #CoffeeLover #CharlotteCoffee #SupportLocalCLT #TheVue #FifthAndPoplar #WalkableCharlotte #WeSellUptown by @weselluptown
