TAKE ADVANTAGE OF THE HIGHER-RATE MARKET. 👀🏡

Yes, mortgage rates are higher- but that doesn’t automatically mean this is a bad time to buy🗣️

For some buyers, this may actually be the opportunity you’ve been waiting for:

✔️ More inventory
✔️ Less competition/ Fewer bidding wars
✔️ More negotiating power

Specifically my FHA, VA, USDA and low-down-payment buyers who may have spent the last few years losing to cash offers, huge down payments and buyers willing to waive every contingency just to secure the house.

🚨 The rates you see in the headlines are not necessarily the end of the story…

Here are a few terms worth researching and asking your lender about:

🔑 PHFA programs - Pennsylvania financing and assistance programs with different rate and down-payment options for qualified buyers.

🔑 Permanent rate buydown - Paying discount points upfront, sometimes with negotiated seller assistance, to secure a lower interest rate for the life of the loan.

🔑 Temporary rate buydown - Options such as a 2-1 buydown that temporarily reduce your rate and payment during the first few years.

🔑 7-year ARM - An adjustable-rate mortgage that typically provides a fixed rate for the first seven years before it can begin adjusting.

🔑 FHA, VA and USDA financing - Government-backed loan programs that may offer different rates, down-payment requirements and qualification guidelines.

Will every option work for every buyer? No. That is exactly why you need educate yourself. Run your actual numbers. Explore EVERY option. Then decide whether buying makes sense based on the full picture -not just the headlines‼️

When rates eventually fall, refinancing may be an option- BUT more buyers will also jump back into the market, bringing the competition right back with them.

I want my children to live their lives to the absolute fullest everyday. I want them to push themselves to their maximum potential, to thrive, to live wildly passionate lives.

I never want them to settle. I don’t want anything mediocre for them in any department of life. I don’t ever want to see their light dimmed for anything or anyone.

I know there will be struggles. I know the journey won’t be perfect for them or me. I can’t control EVERYTHING and that’s something that I constantly have to remind myself.

But what I CAN do is set the example. Focusing on the things that I can control- the way I show up, how I handle myself, how I react, who I let in, what I allow. Showing up loudly for myself, showing them unconditional love, setting the scene and giving them the foundation to build from.

So if you see me taking real good care of myself lately - just know it’s not for me or you … it’s for THEM❤️‍🩹

✨WE DID IT AGAIN✨

Women in Power 2026 was quite literally the highlight of my year. It filled my cup in ways I didn’t know I needed, yet again.

The vibes were HIGH, the conversations were ELEVATED, the connections were GENUINE, and the HOPE was flowing!

It’s hard to wrap my head around everything that has come from that one random meeting. In the midst of chaos and grief - two moms connecting and that one question that led to so much more.

Do what you love. Do it with good people. And when you can, use it to do some good. ❤️

Sometimes the road is simply easier when you don’t have to walk it alone.

I’m grateful for women like @precise22 and @cheflife412. When you’re building something, trying something new, or walking into a room not quite knowing what to do or what to expect, having good people beside you makes taking that next step a little easier.

That’s what last night felt like.

Imagine Impact had the opportunity to sponsor the 2nd Annual Women in Power event at justBE kitchen (@jbkdelco) Bridget & Craig, w/ Samantha (@_realtormama) and Christiana (@mannyvibez.inc) and I left feeling energized by the women in the room.

Even more meaningful, the evening was a fundraiser benefiting @a.childslight, an organization with an incredible mission to support children affected by trauma. It was a beautiful reminder of what can happen when entrepreneurship, connection, and community come together for a greater purpose.

Some women are just launching. Some have been in the thick of entrepreneurship for years. Others are finding ways to turn their passions, talents, and lived experiences into solutions for their communities.

Different paths. Different dreams. But the same entrepreneurial spirit.

We were welcomed with live music, delicious food, great conversations, and a room full of multitalented women who are serious about creating success in both life and business.

What I appreciated most was the spirit of the room: not “How do I compete with you?” but “How can we help each other succeed?”

That’s the kind of community I want to keep building around Imagine Impact; sharing our relationships, resources, and experiences to support good work and help others move forward.

I’m grateful we could sponsor this event, grateful for every new connection, and excited to see what grows from bringing caring, driven people together.
