Myth: bonus depreciation is phasing out.
Reality: it's back at 100%. 📈

If you've heard "bonus is down to 40%," that was the old schedule. The One Big Beautiful Bill Act made 100% bonus depreciation permanent for qualified property acquired after January 19, 2025. IRS Notice 2026-11 has the details.

What that means if you're buying a short-term rental:
• The building itself still depreciates over 27.5 or 39 years. It doesn't qualify for bonus.
• Shorter-life parts like furniture, appliances, some fixtures and land improvements can, which is why cost segregation studies come up so often.
• Whether any of it offsets your W-2 income depends on average guest stay and material participation.

Get the order right: market, rules, property, then the tax plan with your CPA.

Clocks fell back. ⏰ Use the extra hour on your STR:

• Check smoke + CO detector batteries
• Rotate your smart-lock codes
• Update thermostat and outdoor-light schedules for the time change

Small systems, fewer surprises.

BOO-KED. 🎃

The only scary thing about a well-run STR? How full the calendar gets.

👻 Automated guest messages, so nobody waits on you
🕸️ Turnover checklists your cleaner actually follows
🎃 Pricing you review on a schedule, not on a hunch

Systems are the treat. Happy Halloween from Shyft! 🧡

61 days. What "placed in service" really means. ⏳
Closing on a property isn't the finish line for 2026 tax planning. The IRS generally treats property as placed in service when it's ready and available for a specific use — for an STR, that usually means furnished, utilities on, photos done, and a listing live and accepting bookings.
Work backward from Dec 31. Escrow, furnishing, photos, and listing setup all take time.

I don't teach anything I haven't done myself. 🌅
Meet Chasing Sunsets, my own short-term rental in Scottsdale, Arizona. Every lesson I share with SHYFT members, from choosing the market to designing for guests to earning five-star reviews, I tested here first.
It sleeps 12 across 4 bedrooms and 3 baths. There's a heated pool and hot tub, a fire pit for those famous Arizona sunsets, a putting green, and a game room built for friend trips and family reunions, all about 8 minutes from Old Town. 🌵
The part I'm proudest of is our guests: a 5.0 rating across 52 reviews, Guest Favorite status, and Superhost. That comes from sweating the details, the same details we walk SHYFT members through.

5 STR myths high earners still believe. ❌
"I'd have to quit my job."
"It's passive income."
"Any rental gets the tax break."
"Buy wherever it's cheapest."
"I need to live near it."
Swipe through for the truth on each one. I live in the South Bay and run an STR in Scottsdale — distance works when the systems do.

The STR tax strategy, explained. 📌
If you're a high-income W-2 earner, a short-term rental can sit at the intersection of real estate and tax planning. Here's the framework (not advice — talk to your CPA):
1️⃣ Average guest stay of 7 days or less can change how the activity is classified under the passive-loss rules
2️⃣ Material participation (often 100+ hours and more than anyone else, or 500+ hours) matters
3️⃣ Cost segregation can front-load depreciation on shorter-life property
4️⃣ Bonus depreciation may apply to qualified property placed in service after Jan 19, 2025
5️⃣ Timing: for 2026, the property generally needs to be placed in service by Dec 31

Airbnb hosts: your listing may now be on Amex Travel. 💳🏡
Since October 22, 2026, eligible US American Express Card Members can search and book more than one million Airbnb listings through AmexTravel.com or the Amex Travel App. Airbnb started emailing hosts this week to let them know their homes are included.
What to know:
1️⃣ Guests search on Amex Travel, then link their Amex and Airbnb accounts and book on Airbnb
2️⃣ Your prices, payouts, house rules and cancellation policy stay the same
3️⃣ You manage the reservation and messages on Airbnb as usual, and AirCover for Hosts still applies
4️⃣ Card Members earn Membership Rewards points on prepaid stays (5X on Platinum, 2X on most other eligible cards), and Platinum members can apply their $600 Lodging Credit to eligible Airbnb Luxe stays of 2+ nights
How to make it count:
✅ Open up your calendar. Airbnb itself recommends adding availability
✅ Lead your title and first photos with what travelers search for: pool, workspace, parking, space for groups
✅ Keep your reviews and response rate strong, since these guests are comparing you against hotels in the same portal

Airbnb hosts: guest phone numbers change Oct 26. 📱
For reservations made on or after October 26, 2026, Airbnb is adding temporary phone numbers for connected software (your PMS or channel manager). Airbnb says it's to protect hosts and guests from increased phishing attempts.
What to know:
1️⃣ Eligible: US and Canada listings where you and your guest live in the same country
2️⃣ The number is assigned automatically once the booking is confirmed and shows up in your connected software
3️⃣ You can call or text it like a normal number (WhatsApp isn't supported)
4️⃣ It expires 2 days after checkout. After that, use Airbnb messages
What to check this weekend:
✅ Door codes: the guest's real last 4 digits are under "Suggested door code" in the reservation details
✅ Quick replies: the guest phone number shortcut is gone, so update any templates that use it
✅ Test your automated texts and smart-lock setup before new bookings come in

Vrbo hosts: your fees change Oct 29. 🚨
Starting October 29, 2026, Vrbo is moving hosts to a single 12% commission. Here's what that means:
📌 The 12% applies to your nightly rate plus fees you charge, like cleaning and pet fees.
📌 It's not charged on taxes, Vrbo's traveler service fee, refundable deposits or insurance.
📌 If Vrbo processes your payments, there's no separate processing fee.
📌 On an annual subscription? Vrbo is retiring those, and you move to 12% when your term ends.
📌 Vrbo's Host Terms also update Oct 29. Continuing to use Vrbo after that means you accept them.
What I'd do this week:
1️⃣ Check your current fee setup in the Vrbo dashboard so you know what you pay today.
2️⃣ Decide whether to adjust your Vrbo rates and cleaning fees to protect your payout.
3️⃣ Update your channel manager or PMS. Many don't update Vrbo pricing automatically.
4️⃣ Read the updated terms before Oct 29.
Platforms change their rules all the time. Your strategy has to keep up.

Airbnb hosts: your house rules need a check before Nov 20. 🏠
Airbnb's new house rules policy applies to reservations booked on or after November 20, 2026. What's changing:
✅ All rules and requests must be in your listing's house rules section when the guest books. You can't add new ones later by message, signs or in person.
❌ No asking guests to strip beds, take trash offsite, or wash and put away dishes. "Please put used dishes in the sink" is still fine.
❌ No fines or penalties for guests.
❌ No separate contracts or ID requests, except where required by law or in limited cases like HOA rules.
🆕 New standard rules: a maximum number of overnight guests, and lock up at checkout.
If a rule breaks the policy, Airbnb may warn you, flag your listing to guests, or show it lower in search.
What I'd do now:
1️⃣ Open your house rules in the Listing editor and go through each line.
2️⃣ Move checkout chores into reasonable requests, or have your cleaner handle them.
3️⃣ Delete any fine language. If an HOA or city could fine you, you can mention that in the designated section of your listing.
4️⃣ Make sure your guidebook, signs and messages match what's in your listing.
Clear rules mean fewer surprises and better reviews.

Let's hear it for our clients! 🙌☀️
They turned this Phoenix home into a true backyard resort, built around how guests actually want to spend their time: a heated pool and hot tub, a putting green and half-court basketball, a covered dining patio with misters, and a speakeasy-style lounge for game nights. Then came the touches guests remember, like a full coffee station, custom desert murals and cozy, well-dressed bedrooms.
It sleeps up to 12 across 5 bedrooms and 3 baths, which makes it a perfect fit for families, friend trips and spring-training crews. ⚾ Guests have noticed, too: it holds a 5.0 rating and Guest Favorite status.
The vision and the follow-through here are all theirs, and we're proud to have been in their corner.
